Commercial sealant contractors in AB37: how it works

Most of the buildings we seal stay open while we’re there. Work is scheduled around the site hours and access windows you give us. That applies whether the building is an office, a shop, a hotel, a college or a care home. The enquiries we see most involve a top-up bead over failed sealant, now lifting and wall and floor joints that have lost their seal, on floor and threshold joints, external facade joints and window and door perimeters.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you’ll pay

Shops, offices and hotels in AB37

Shop fits, office refurbishments and hotel refits in towns such as Tomintoul all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

Our work reaches every part of Scotland, cities and islands alike, AB37 among them. Longer journeys are planned so each job is done in one go if at all possible.

Tomintoul: A lasting commercial joint around Tomintoul begins with the old bead fully out and the faces clean and dry. For a hotel such as Richmond Arms Hotel, less than half a mile south-east of Tomintoul, the colour of a joint at the bar or the bath matters to the look of the room.

General trades versus a specialist

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

What sets the cost

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • Induction, permit and paperwork requirements
  • The size and state of each joint
  • How accessible the joints are
  • Specialist products, such as fire-rated or hygienic sealants

What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a fixed quote when you’re ready.

What to include in your enquiry

Whether it’s one area or a whole building, these details speed things up:

  • Access details, including height
  • Whether the building will be occupied during the work
  • Photos of the joints, close up and from further back
  • Drawings or a marked-up plan, if available

Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. To get it moving, give us a call on 01277 525 020 or email a schedule or drawings.

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

What happens if it’s left?

Leaving a failed joint rarely saves money. Once water gets behind the seal, finishes and ceilings underneath are next, and the bill then involves other trades. Resealing while only the sealant has failed keeps the job small.

Questions to ask before you book

  • What the guarantee covers, and for how long
  • Is the sealant right for the movement and the substrate?
  • Whether primer will be used where the manufacturer specifies it
  • Will RAMS and insurance details be available?

After the work

Regular inspection catches problems early. In particular:

  • Keep abrasive pads and scrapers off resealed joints
  • Check joints after other trades have worked nearby
  • Add sealant to the planned maintenance inspection list
  • Make sure contractors see the asbestos survey before cutting out old mastic

Our workmanship on each job is backed by a 12-month guarantee. Keep the handover details with your O&M or maintenance records.

Tenants and staff spot black or split sealant quickly, and it reflects on how the building is run. Planned replacement saves fielding the same complaint again and again.

AB37: questions and answers

How long does a typical visit take?

It depends on the scope, but the work usually takes a few hours for one area, or a planned series of visits across a bigger building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Could the old sealant in an older building contain asbestos?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

How do we get a quote?

Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. To get a fixed price, send details through our quote form, or phone or email us.
