Joints that move: notes for Ashgrove
Being in the east of Scotland, Ashgrove gets less rain than the west coast. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage. The 3 miles around Ashgrove take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.
For a school such as Elgin High School, playground and building joints can be done in the holidays. Places like Springfield Retail Park, less than half a mile to the west of Ashgrove, put trolleys over floor joints inside and cars over slab joints outside. At places like Elgin Trade Park, less than half a mile to the north of Ashgrove, joints are sealed a section at a time so operations carry on.
Ashgrove is about 1 mile south-east of Elgin, in Moray. We send applicators to Ashgrove for floor joints. Ashgrove is one of 59 places in Moray on our list. For work in that direction, see our Aberdeen page, about 55 miles away.
Commercial sites across IV30 are covered for floor joints. Streets here include Croft Road, Main Street and Market Drive. Just outside Ashgrove, we also work in Elgin (1 mile north-west), Hallowood (2 miles south-east), Pittendreich (2 miles west), Longmorn (2 miles south) and Thomshill (3 miles south). As one of the bigger centres in Moray, Ashgrove has a broad mix of commercial, public and industrial buildings, and we cover them all. Remote and island addresses take more planning, from travel and ferries to the weather, so mention the location when you ring 01277 525 020 or send details through our quote form.

Floor joint sealing in Ashgrove
Before quoting, we look at what the floor is telling us: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. That tells us whether semi-rigid filler or flexible sealant suits each run, area by area where it needs to be. Site teams most often ask us about failing joints at loading bays and dock doors and unfilled floor joints collecting dirt and grit, across construction joints, joints along racking aisles and forklift and pallet-truck routes. Facilities teams, main contractors and managing agents in Ashgrove tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
In smaller places such as Ashgrove, the joints we are asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.
Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

What affects the price in Ashgrove
Quotes vary with the job. Expect it to depend on:
- Specialist products, such as fire-rated or hygienic sealants
- How accessible the joints are
- Whether the work must be split into stages
- Backing rod, priming and other preparation
We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.
Before you send an enquiry
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Your programme or deadline
- What the building is and how it’s used
- Rough lengths or quantities, or drawings if you have them
- Whether an asbestos survey exists
The quickest route to a quote is a few photographs and the site postcode. Upload them with the quote form, or ring 01277 525 020 or email the details over if you’d rather talk the job through.
Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Broken concrete either side of the joint
- Worn screed or surface finishes
- Structural cracking in the slab
Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

Construction joints
Day joints vary, with or without armoured edges. We’ll tell you if the edges or any armouring look like they need attention before filling.
Saw-cut induced joints
Saw cuts are made soon after the slab is cast so shrinkage cracks follow a line. They are narrow but open up as the panels shrink, and on truck routes they need a filler that supports the edges.
From enquiry to sign-off
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes a day or more, depending on the metres of joint and how many zones the floor is split into, and we clear our waste as we work. Travel to smaller Scottish places like Ashgrove is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.
- First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
- You get a fixed quote with the product and the phasing set out.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- The area is handed back once it has cured enough to take traffic.
Before we start on site
- Tell us which areas need to stay in use
- Confirm the product named in the specification
- Tell staff and tenants when we’ll be in

Your questions answered
Is Ashgrove too far out for you?
Not at all. Ashgrove is within our area. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.
Is Springfield Retail Park, near Ashgrove, within your area?
Yes. We cover Ashgrove and the area around it, including industrial estates, business parks and retail parks such as Springfield Retail Park. Photos and a short description are enough for a first look.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
How long does a job like this take?
That varies with the scale of the job, but the work normally takes anything from a day for one loading bay to several days for a large floor, split into phases. For bigger or phased jobs, we’ll set out a timescale with the quote.
Can you send site paperwork?
Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Are you fully insured?
Yes. We’re fully insured, and the certificate can go with your quote.
Leave it or put it right?
An open joint is a modest filling job while its edges are sound. Left until they break, it needs an edge repair before any filling can start, with longer closures to match. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Ashgrove before they leak.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Site staff or a sealant specialist?
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
