Warehouse floors and decks around Findhorn

The sea is no more than about 1 mile from Findhorn. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. Findhorn is on Scotland’s drier eastern side. Frost and de-icing salt still find their way into open external joints. Sealing them before winter limits the damage.

Sites like Leanchoil Hospital (3.6 miles south of Findhorn) carry ambulances, deliveries and visitors’ cars over their road and deck joints.

About our floor joint sealing in Findhorn

Some joints reach us with their edges already broken. Filling against a crumbled arris won’t hold for long, so we will tell you if the joint edges need repairing first and leave that decision with you. We work on loading bays, joints along racking aisles and forklift and pallet-truck routes, and the failures we’re asked to look at most are joint fill separating from the concrete and open saw cuts full of debris. A specialist sealant contractor works differently from a general builder: in Findhorn, that means joint design, primers and backing rod as standard.

For floor or movement joints around smaller places like Findhorn, we plan to finish in one visit where we can. Send photos, joint widths and details of the traffic first.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Your questions answered

Is a hospital such as Leanchoil Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Is a smaller place like Findhorn outside your area?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Should floor joints be filled or sealed?

There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is usually right and perimeter or movement joints need flexibility. The quote sets out what goes where.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

What do you need from us to quote?

Send details through our quote form or by email and tell us what runs on the floor. A fixed quote follows with the product and phasing set out.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

Leave it or put it right?

Waiting for a site-wide shutdown often means the joints keep getting worse. Phased in zones, the busiest routes can be treated first and the remainder follows on a plan that suits you. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Findhorn, a repair visit takes planning, so it’s better to act early.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Surface by surface

Semi-rigid joint fillers

On industrial routes, a semi-rigid filler is often the right choice. They are installed to the depth the manufacturer specifies and finished flush.

Flexible floor sealants

Where joints move more, a flexible polyurethane floor sealant is often used. They don’t hold the arrises up as firmly as a semi-rigid fill so they are used where movement matters more than wheel load.

On site: what to expect

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Travel to smaller Scottish places like Findhorn is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. First, the zones and order of work are agreed with you.
  2. Any joints with broken edges are flagged before work starts.
  3. We clear each run back to clean concrete.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Flag any permit to work we’ll need
  • Have the specification and drawings to hand

Advice

Common problems we fix in Findhorn

Pallet-truck and forklift wheels concentrate weight on a tiny contact patch. Crossing an open joint, the wheel drops and knocks the opposite arris and those knocks chip the edge apart bit by bit.

Things that usually lead to an enquiry:

  • Loading bay joints breaking down
  • Broken arrises where pallet trucks cross
  • Trucks and loads jolting over damaged joints
  • Brittle joint filler breaking up

In and around Findhorn, the right filler or sealant for each joint depends on the traffic and the movement it takes.

Questions to ask before you appoint anyone

Honest limits

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • Wide or random cracking that suggests a structural issue
  • Damaged or worn floor coatings and screeds
  • Level or flatness problems across the floor

If you are not sure, just speak to us on 01277 525 020 or email us and we will give you a straight answer before you book.

What we seal

  • Forklift and pallet-truck routes
  • Joints along racking aisles
  • Retail and showroom floors
  • Loading bays
  • Construction joints
  • Saw-cut induced joints

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Plan for a top-up on newer floors
  • Keep photos of joints that look like they’re failing
  • Tell us about strong cleaning chemicals before we quote
  • Hold traffic back until the product has cured

Walk the main truck routes every few months and look along the joint lines. Look for separation down one side, new chips in the arris and debris gathering and keep photos so changes are easy to compare.

Edges tend to break slowly at first, then quickly. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.
