Facade sealing in Moray: how it works

Some clients need every window on a block resealed; others need a few leaking frames sorted. Either way, the method is the same: old sealant out, faces cleaned, depth set and a new bead tooled in. A 12-month guarantee applies to our workmanship. Most enquiries involve cladding panel joints that have opened up and discoloured or dirty facade joints, across perimeter joints where frames meet the structure, stone and brick facade joints and window and door perimeters.

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full and both faces cleaned back.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

What affects the price in Moray

Around Elgin

Locally, jobs take us to sites close to The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland. There’s a railway station in Elgin itself: Elgin station. Well-known places in the area include Dr Gray's Hospital (0.6 miles west) and St Giles Centre (under half a mile north-west). The countryside around Elgin includes Loch Spynie.

Facade sealing across Moray: the area picture

Across Moray, refurbishment brings as many facade and perimeter joints as new build: replacement windows, recladding and fit-outs in places such as Elgin, Buckie and Forres. Each junction between new and existing materials needs the right sealant, primer and backing.

The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days. Parts of Moray lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and joint preparation matter more there.

Elgin: Units on estates such as Elgin Retail Park, under half a mile to the south-west of Elgin, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. New wings at hospitals like Dr Gray's Hospital, 0.7 miles to the west of Elgin, bring long runs of window and panel joints to seal.

After the work

Once the work is signed off, a little attention goes a long way:

  • Insist on a full cut-out when joints are renewed
  • Add perimeter sealant to planned maintenance checks
  • Note when each elevation was last resealed
  • Avoid harsh cleaners on facade sealant

Record the sealant type and date on the building file. It helps when matching repairs or planning the next reseal without guesswork.

Planned resealing is cheaper than reacting to leaks. Inspect regularly and reseal sections as they start to fail.

Why deal with it now?

Each spell of rain drives water past a failed facade joint. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing now costs less than repairing interiors later.

Questions to ask before you book

  • What site paperwork they can supply
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What level of public liability insurance do they hold?
  • Will failed sealant be removed rather than covered?

Common problems we fix in Moray

New sealant run over old sealant rarely holds. Fresh silicone won’t stick to cured silicone, and the patch soon lifts.

Look out for the following:

  • Perimeter sealant that has split or peeled away
  • Hard, chalky sealant that no longer flexes
  • Air leaks through failed facade joints
  • Damp patches beside frames after rain

Surface by surface

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. These joints take full exposure to weather and need a durable external sealant.

Render and coated surfaces

Paintable sealants exist for joints that will be coated. We confirm the product with you before starting.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

FAQs: Moray

How do I request a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Is it okay to overlay old mastic?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely and the joint cleaned back to sound material. That is what makes the new joint last.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Do you seal facades in winter?

Wet joints or temperatures outside the product’s range mean waiting. The programme allows for it and we tell you if the forecast changes things.

Do you guarantee your work?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
