Photos, a specification or a quick description of the joints is enough to start a fixed quote.

About construction mastic in Moray

On refurbishments, the mastic package usually includes cutting out old sealant as well as sealing new work. Old beads come out completely, as fresh silicone can’t grip old and the asbestos survey is checked first on older stock. New and existing joints then get the same preparation. We work on window and door perimeters, brick and block movement joints and internal decorators’ caulk, and the usual reasons a site gets in touch are early adhesion failures on new external joints and sealant knocked or painted over by other trades.

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.

  1. We price from the drawings, specification and programme you send.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

What affects the price in Moray

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.

Around Elgin

Recent enquiries here include premises near The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland. Elgin has its own railway station: Elgin station. Nearby you will also find Dr Gray's Hospital (0.6 miles west) and St Giles Centre (less than half a mile north-west). Not far away are Loch Spynie.

Sites and facades across Moray

From Elgin, Buckie and Forres to smaller places across Moray, main contractors and developers need mastic packages for new build and refurbishment. Window and door perimeters, facade and cladding joints and internal sealant are sealed to the specification and the programme.

Across Moray, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days. Along the coast in Moray, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Elgin: Work at a hotel such as Royal Hotel, under half a mile south-east of Elgin, tends to be programmed around bookings, mastic included. Projects at colleges like Moray College UHI - Technology Centre (to the south-east of Elgin) tend to run to term dates, so the mastic is planned tightly.

Keeping the joints sound

Problems stay small when the joints are checked regularly. In particular:

  • Allow flexibility for external sealing in damp or cold weather
  • Flag uneven or tapered frame gaps early
  • Share drawings and the specification as soon as possible
  • Protect sealed areas from following trades

At handover, keep the product details with the O&M information. Future maintenance is easier when the products are known and avoids guesswork when joints are renewed. Tell us what records you need and we will confirm with the quote.

Leaving the mastic snag list to the end squeezes everyone. Clearing snags area by area spreads the work out, and avoids a rush.

Different surfaces, different methods

External facade and movement joints

Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.

Fire-rated sealant where specified

Fire-rated sealant is one type of fire-stopping product. Other products are used for some services and gaps so we’ll flag where the detail needs something different. Tell us what records you need and we’ll confirm with the quote.

What happens if it’s left?

When a package runs over budget, downgrading the product is a common first thought. A failed joint in the defects period costs far more than the product difference, especially externally. We price the specified product and will tell you plainly where an alternative would or wouldn’t work.

What your quote should include

  • Will failed sealant be removed rather than covered?
  • What the guarantee covers, and for how long
  • Are they CHAS accredited or on Constructionline?
  • Is the sealant right for the movement and the substrate?

Honest limits

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Specifying the product where the designer hasn’t
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Rework caused by others damaging completed areas

What we’re called out for in Moray

Three-sided adhesion is a frequent fault on new work. Fixed to three faces, the sealant rips the first time the joint opens so we set the depth properly before sealing.

These are often picked up first by site or facilities staff:

  • Mastic snags holding up handover
  • Existing joints on a refurb that need cutting out and resealing
  • Frame gaps too wide for sealant alone
  • New external sealant already peeling away
