Construction mastic across Mount Florida

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Different surfaces, different methods

Snagging before handover

The last pass before handover is where mastic snags are cleared. We can work through the snag list area by area.

Window and door perimeters

Gaps around frames have to be within the sealant’s range. We check them during the first walk-round and flag any that need packing or adjusting before sealing starts.

Construction mastic for commercial buildings in Mount Florida

Mastic is often where a new building first shows its quality to the client. Untidy or missed joints are among the commonest snag items. We seal so the snag list stays short. We work on floor and skirting junctions, brick and block movement joints and internal decorators’ caulk, and the failures we’re asked to look at most are mastic snags holding up handover and early adhesion failures on new external joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Mount Florida, that means joint design, primers and backing rod as standard.

Sandstone and, in Aberdeen, granite buildings need care when new windows or panels are sealed against them: the right primer, a neutral-cure sealant and a colour that blends.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Your questions answered

Can you work at a site such as Southpoint Industrial Estate, by Mount Florida?

Yes. Estates, retail parks and business parks around Mount Florida, Southpoint Industrial Estate among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Who do we deal with for shared-part sealing on a tenement in Mount Florida?

Work on shared parts is normally agreed by the owners, often through a property factor. We are happy to deal with the factor directly.

Can the sealant be colour-matched?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

What will the job cost?

There isn’t a price list, as every site differs. Send photographs or drawings and we’ll price it at a fixed figure.

Can you fit around our working hours?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day.

Can fire-rated sealing at service penetrations be included?

Where it’s specified, yes. We’ll flag if the detail needs a different product.

Why it’s worth doing now in Mount Florida

A cheaper sealant can look like an easy saving on a large package. The saving is small next to the cost of callbacks and defects, especially externally. We price the specified product and will tell you plainly where an alternative would or wouldn’t work. In a Scottish city, access often needs scaffold, permits or factor approval, so it makes sense to renew every failing joint while it’s in place.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Why us?

  • Fully insured
  • Workmanship guaranteed for 12 months
  • Standard and matched colours in many product ranges
  • Work to your specification and the manufacturer’s guidance

How a job runs

We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.

  1. First we take quantities off the drawings and read through the specification.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Before we start on site

  • Make sure the joints can be reached
  • Let us know about inductions and permits
  • Send asbestos survey details if the building is pre-2000

Getting a fixed quote

Advice

Maintenance after handover

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Brief following trades on areas that have been sealed
  • Allow flexibility for external sealing in damp or cold weather
  • Record the products used in the O&M file
  • Ask cleaners to use soft cloths around fresh sealant

Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead, so stick to soft cloths and gentle cleaners near sealant.

Snag items left to the last week put handover at risk. Clearing snags area by area spreads the work out.

Do you need construction mastic in Mount Florida?

Frames installed with uneven gaps make perimeter sealing harder. Sealant has a range of joint widths it can cope with and gaps beyond it need packing or adjusting by the frame installer. Better to raise it at the start than seal a joint that’s bound to fail.

What tends to prompt an enquiry:

  • Bath and shower joints scraped during the final clean
  • Cracks opening in caulked internal joints
  • Snag items on joints that need redoing before handover
  • Window and door perimeters that won’t pass inspection

For a contractor working at a hospital such as New Victoria Hospital (0.5 miles north-west of Mount Florida), perimeter and facade sealing is planned around patients and deliveries.

What to look for in a quote

  • Is the sealant right for the movement and the substrate?
  • Health and safety accreditation such as CHAS
  • Their plan for phasing and protecting the area
  • What the guarantee covers, and for how long
