Commercial sealant contractors across Highland: what to expect
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. If a material is suspected, work stops until it’s tested. Site teams most often ask us about gaps behind commercial kitchen worktops and sinks and weathered facade sealant that no longer flexes, across external facade joints, movement joints in walls and floors and window and door perimeters.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What affects the price in Highland
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Landmarks near Inverness
Recent enquiries here include premises near Inverness, Cavell Gardens and Maple Court Hotel and the streets around them. Inverness’s nearest station is Inverness station, about 0.7 miles north. Nearby you’ll also find Inverness Castle (0.5 miles north) and Inverness Museum and Art Gallery (0.5 miles north). Not far away are Tomnahurich.
Commercial premises across Highland
The commercial stock in Highland mixes older town-centre buildings with newer offices and units, in places such as Inverness, Nairn and Thurso and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Work in Highland comes under Scotland’s own building standards and technical handbooks. Our part is sealing to the specification, whatever the building. Highland includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.
Inverness: Units at retail parks like Telford Retail Park, 1.1 miles to the north-west of Inverness, change hands and get refitted, with new joints at every frontage. A hotel such as Maple Court Hotel (to the west of Inverness) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Doing it in-house
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
When it isn’t the sealant
We check first that sealant really is the fix. It won’t put right:
- Leaks from pipework, wastes or valves (that’s plumbing)
- Walls or slabs moving more than any sealant can take
- Faulty windows rather than failed perimeter sealant
Quoting for work in Highland
Each job is priced on its own details. The main factors are:
- Backing rod, priming and other preparation
- The site’s rules and procedures
- How accessible the joints are
- Location, for remote and island sites
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Details that help us quote
Good information means a firmer quote. Helpful details to send:
- Photos of the joints, close up and from further back
- Whether the building will be occupied during the work
- Where the site is, with the postcode
- Any dates the work must fit around
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, phone 01277 525 020 or email drawings and photos.
Leave it or put it right?
Some managers wait for a fit-out before touching the mastic. For internal joints that are only cosmetic, that can make sense, but a joint letting water in now keeps doing damage until the refurb arrives. We can seal the urgent joints now and leave the rest for the programme.
Questions to ask before you book
- Whether old or failed sealant will be cut out, not overlaid
- How joint depth will be controlled
- Their plan for phasing and protecting the area
- Whether their applicators hold CSCS cards
Signs you need commercial sealant contractors
In wet areas the enemy is typically mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.
These are often picked up first by site or facilities staff:
- Hardened, chalky sealant on south-facing or exposed elevations
- Water staining near frames, panels or ceilings
- Messy, uneven beads from earlier work that let the building down
- A top-up bead over failed sealant, now lifting
Questions about Highland
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Can you take on work for an FM or managing agent?
Yes. FMs, managing agents and landlords are among our regular clients. We can work to your instruction process and site rules.
Is it OK to apply fresh sealant over existing beads?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Which site documents can you send us?
We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Do you hold CHAS accreditation?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
Will the building have to shut during the work?
That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Tell us what has to stay open and we’ll plan the job around it.
