Fire stopping for Newlands sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

About our fire stopping in Newlands

On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we will confirm with the quote. Most enquiries involve openings left by services added after handover and snag lists that include open service penetrations, on small duct penetrations where the tested detail allows, pipe penetrations and joints between fire-resisting walls and floors. Looking for mastic applicators who cover Newlands? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Older stone and tenement buildings in Scotland’s cities have normally been re-serviced many times. Before sealing, we confirm the wall or floor and the services passing through, so the product matches the detail, and design questions go to the designer or verifier.

We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application.

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Ask the designer to confirm details early on refits
  • Check with the data sheet before painting over fire sealant
  • Include service cupboards in routine inspections
  • Treat an open penetration as a priority repair

Allow the manufacturer’s stated cure time before boxing in or decorating. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match.

When to call us in Newlands

Physical damage is another reason seals stop doing their job. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped.

It’s worth sending us details if you spot any of the following:

  • Fire-stopping items raised at inspection or handover
  • Fire-rated sealant that has cracked or shrunk back
  • Hidden openings found during inspections
  • Service penetrations left open after M&E works

At a retail site such as Auldhouse Retail Park, 0.6 miles north-west of Newlands, walls between units may be fire-resisting, so services added in a refit need the specified seal.

Our contractor checklist

Leave it or put it right?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Fixing it promptly keeps repairs small.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

On site: what to expect

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For premises in Newlands, tell us about access times, shared entrances and any building rules, and we will plan the work to suit, phased where areas need to stay in use.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Explain the parking and delivery arrangements
  • Tell us what induction or permit system the site runs
  • Tell staff and tenants when we will be in

Advice

Questions we are asked in Newlands

How do the Scottish rules apply to fire-rated sealing in Newlands?

Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Will you plan work around the academic year at somewhere like University of Strathclyde?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.

Will you come and look before quoting?

That depends on the size and complexity of the job. Straightforward work can often be priced from photographs and measurements, while larger or less clear jobs get a site visit first.

Can the sealant be colour-matched?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Do you cover Newlands?

Yes. Newlands is in our area. To discuss a job, ring 01277 525 020 or use the quote form.

Compartment walls and floors in Newlands

A 2-mile radius around Newlands takes in several hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install what’s specified, to the product’s tested detail.

Residences at universities like University of Strathclyde, 3.6 miles north-east of Newlands, have compartment walls that must be resealed whenever services change. For a hospital such as New Victoria Hospital (1.2 miles north-east of Newlands), penetration sealing is usually phased ward by ward, with infection-control rules agreed first.
