Fire stopping for commercial buildings in Appledore
On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, speak to us on 01277 525 020 or email a schedule or drawings with the schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. If you have builders’ foam or ordinary silicone in compartment walls and old intumescent sealant that has split away, we can help, on small duct penetrations where the tested detail allows, cable penetrations and joints between fire-resisting walls and floors alike. Searching for sealant specialists in Appledore? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.
Rural conversions around Appledore can put new fire-resisting partitions inside older structures. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.
A 12-month guarantee applies to all our work. If an installation problem shows up, ring 01277 525 020 or email us and we will arrange a return visit.

Fire-rated sealing for Appledore buildings
For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Either way, we install the specified product to its tested detail. Appledore lies roughly 50 miles out from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls.
In a hotel such as The Swan Hotel (less than half a mile east of Appledore), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. Halls and meeting rooms at places like Church of St Peter and St Paul sometimes gain new services, and any compartment wall crossed needs the specified seal.
Appledore is about 8 miles south-west of Ashford, in Kent. Businesses, contractors and managing agents in Appledore use us for work on service penetrations. Appledore is one of 931 places we cover in Kent for service penetrations. For work in that direction, see our Brighton page, about 42 miles away.
Commercial sites across TN26 are covered. Streets here include The Street, Old Way and Court Lodge Road. We also cover Appledore Heath (1 mile north), Stone in Oxney (1 mile south-west), Reading Street (2 miles west), Stone Corner (3 miles west) and Brattle (3 miles north) for service penetrations. Further afield, our area takes in Ashford (8 miles north-east), Hythe (13 miles east), Tenterden (5 miles north-west), Kennington (10 miles north-east), New Romney (7 miles south-east) and Staplehurst (14 miles north-west).

Leave it or put it right?
Open penetrations multiply: each new service adds to the list. Keeping on top of it after each round of works keeps the job small. Around Appledore, it’s better to renew all the failing joints at once, rather than one at a time. Send photographs of each area and we will quote for the lot.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

What else we do in Appledore
For managing agents and facilities managers
We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Appledore can sit alongside others in a wider programme.
If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Brief every trade that openings they make must be sealed
- Include service cupboards in routine inspections
- Flag new cables with no seal around them
- Record which product was used where
Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, so check the product data first.
Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there.
Our process
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access. Jobs in and around smaller places like Appledore are normally planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- Each opening is checked for wall or floor type, service, gap and depth.
- Unsuitable material is removed and the opening cleaned first.
- The specified backing and sealant go in to depth and are finished neatly.
- Anything outside the detail is reported to you rather than sealed.
What we need from you
- Warn occupants and staff about the work
- Move anything stored against the joints
- Point out any areas we must not close

What sealant work can’t fix
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Issuing fire ratings or certificates for seals
- Fire risk assessments, a job for a competent assessor
If in doubt, phone 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.
What we seal
- Pipe penetrations
- Joints between fire-resisting walls and floors
- Linear gaps at wall heads
- Service gaps in risers
- Cable penetrations
- Small duct penetrations where the tested detail allows
Doing it in-house
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Appledore: questions and answers
Is Appledore too far out for you?
No. Small places get the same service as large ones. London and every South East county are within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
What does the BS 476 change mean for fire-rated sealant in Appledore?
Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.
When is resealing likely to be due?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
What if there’s asbestos in the old mastic?
The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
When can you be on site?
We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.
Will you quote for a small job?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
