About our facade sealing in Barassie
Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters with products suited to facade or glazing perimeter joints. We work on coping and flashing joints, window and door perimeters and cladding panel joints, and the failures we’re asked to look at most are failed seals around shopfront and entrance frames and damp patches beside frames after rain. One point of contact handles commercial sealant work in Barassie from the first photographs to the final walk-round, for single jobs and planned programmes alike.
External sealing around Barassie depends on dry faces and the right temperature. A little flexibility in the programme lets external joints go in on suitable days.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

Aftercare for building managers
To get the most from the new sealant:
- Never let anyone seal over old sealant
- Note when each elevation was last resealed
- Brief window cleaners about newly sealed joints
- Check the asbestos register before old mastic is disturbed
Include facade joints in your planned maintenance inspections. Signs to look for are cracking, edges lifting, chalking and stiffness; record the locations.
Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money and cuts time on site.
On site: what to expect
Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Travel to smaller Scottish places like Barassie is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. External joints need a dry spell as well.
- We plan access and the order of elevations with the client.
- We only seal when joints are dry and within the product’s temperature range.
- Each joint is cut out and the edges inspected.
- Joints are cleaned, primed if required and fitted with backing rod.
- Sealant is gunned in and tooled hard onto both faces.
- Once signed off, the work carries our 12-month guarantee.
Preparing the site
- Make sure the joints can be reached
- Tell us which areas need to stay in use
- Send any specification or drawings in advance

Advice
What sealant work can’t fix
Honesty saves time and money. New sealant won’t cure:
- Movement beyond what any sealant can handle
- Leaks from roofs, gutters or failed flashings rather than sealant joints
- Replacing glass or failed glazing units
If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we will say what we think.

FAQs: Barassie
Is a hospital such as Ayrshire Central Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Is Barassie off your patch?
Not at all. Barassie is within our area. We work across every Scottish council area. Good photos up front let us bring everything on the first visit.
Will you come and look before quoting?
It depends on the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.
Can you fit around our working hours?
We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.
How long will the new sealant last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Is any job too small?
Small jobs are welcome alongside larger packages. Photos and a description are enough to start.
What else we do in Barassie
Facade sealing in Barassie: the local picture
Barassie lies within about 1 mile of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Barassie has a number of hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.
For a contractor at a hotel such as Highghrove House Hotel, 1.3 miles to the south-east of Barassie, the mastic often has to be finished before a reopening date. Units on estates such as Irvine Industrial Estate, 2.7 miles to the north-west of Barassie, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. School extensions, at buildings such as Marr College, usually run to the summer holidays, mastic included.
Barassie is about 1 mile north of Troon, in South Ayrshire. Across the KA10 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. 48 places across South Ayrshire fall within our area, Barassie among them. Glasgow is covered too, some 24 miles away.
Postcode districts covered here: KA10 and KA11. We cover commercial and managed buildings on Lang Road, Whins Road and Clark Lane and the roads nearby. Just outside Barassie, we also work in Collennan (1 mile south-east), Troon (1 mile south), Loans (1 mile south-east), Dundonald (2 miles north-east) and Shewalton (2 miles north). Nearby towns on our patch include Ayr (8 miles south), Prestwick (5 miles south), Heathfield (6 miles south), Belmont (8 miles south), Forehill (8 miles south) and Maybole (15 miles south).

Work for main contractors and building owners
If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
What the job involves on each surface
Cladding panel joints
On sealed panel systems, every joint keeps water out. Failed runs are cut out and rebuilt end to end to the correct depth.
Perimeter joints at frames and structure
The joint around a framed system, where it meets the structure, needs sealant. Our work is that perimeter joint rather than the system it surrounds.
General trades versus a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
