Facade sealing for Loans sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Building owners, agents and FMs in Loans

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Building owners and managing agents use us on everything from one building to a spread of sites around Loans. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Facade sealing in Loans, done properly

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, so the price covers the real job. If you have facade joints cracked through the middle and old perimeter mastic that has dried out, we can put it right, on window and door perimeters, stone and brick facade joints and shopfront frames alike. Looking for mastic applicators who cover Loans? We’ve been sealing commercial buildings since 2005.

In smaller places such as Loans, building work tends to be single schemes rather than big developments. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

FAQs: Loans

Do you take on work at healthcare sites like Biggart Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Does a coastal location like Loans affect which sealant is used?

It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Diagnose, treat, sign off

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Loans, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

Advice

Why deal with it now?

If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Why us?

Facade sealing in Loans: the local picture

Loans is within about 2 miles of the coast. Coastal exposure means perimeter and cladding joints work harder than on an inland job, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Scotland has its own building regulations, and in Loans warrants come from the local authority verifier. We seal to the specification that sits behind the warrant.

Work at a hotel such as Highghrove House Hotel (less than half a mile north-east of Loans) tends to be programmed around bookings, mastic included. School extensions, at buildings such as Marr College, normally run to the summer holidays, mastic included.

Loans is about 1 mile east of Troon, in South Ayrshire. Looking for facade sealing in Loans? We can help, as we do across South Ayrshire. Loans is one of 48 places in South Ayrshire on our list for facade joints. Glasgow is covered too, around 25 miles from Loans.

Postcode districts covered here: KA10 for facade joints. Among the streets we cover are Main Street, Craiksland Place and Kyle Crescent. Close to Loans, our area also takes in Collennan (1 mile north), Troon (1 mile west), Barassie (1 mile north-west), Dundonald (2 miles north-east) and Hansel Village (2 miles east). Nearby towns on our patch include Ayr (7 miles south), Prestwick (4 miles south), Heathfield (5 miles south), Belmont (7 miles south), Forehill (7 miles south) and Maybole (14 miles south).

Local landmarks in Loans

Other landmarks nearby include Crosbie Castle and the Fullarton estate (1.5 miles south-west) and Biggart Hospital (4.1 miles south). Not far away are Caprington Loch.

What affects the price in Loans

Each job is priced on its own details. The things that drive the figure:

  • Induction, permit and paperwork requirements
  • Specialist products, such as fire-rated or hygienic sealants
  • Whether the work must be split into stages
  • Travel to remote or island sites

The price depends on how many linear metres there are, what has to come out first and the access. Call for a quote once you have the details.

What we need to price the job

However big the job, the same details help:

  • The product your specification calls for
  • Your programme or deadline
  • Photos of the joints, close up and from further back
  • The site address and postcode

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photos and a few notes.

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Check the asbestos register before old mastic is disturbed
  • Avoid patch repairs on failed facade joints
  • Report water ingress at frames as soon as it shows
  • Add perimeter sealant to planned maintenance checks

Hold back any cleaning crew until the joints have had their stated cure time. Keep high-pressure jets and strong chemicals away from new sealant.

Deal with sections that fail early as soon as they show. Small repairs stop small leaks becoming large ones inside the building.

What we are called out for in Loans

Three-sided adhesion is a classic installation fault. Without rod or bond-breaker tape, the bead is held back and tears as the joint moves.

Things that usually lead to an enquiry:

  • Discoloured or dirty facade joints
  • Perimeter sealant that has split or peeled away
  • Gaps between rainscreen or cladding panels
  • Patch repairs that keep failing

On a healthcare site such as Biggart Hospital, which lies south of Loans, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

What to look for in a quote

  • The terms of the workmanship guarantee
  • Can the work be phased to keep areas open?
  • How they handle RAMS and site documents
  • Whether old or failed sealant will be cut out, not overlaid
