Facade sealing across North Street

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Facade sealing in North Street, done properly

We don’t install glazing systems or replace glass. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters, using sealants classified for facade or glazing use. If you have new sealant peeling off old mastic and air leaks through failed facade joints, we can help. A specialist sealant contractor works differently from a general builder: on jobs in North Street, preparation and product choice get the time they need.

Sites around smaller places like North Street can be a fair drive from suppliers, so we come with everything the package needs. Drawings, photos and the programme let us give a fixed quote.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

What affects the price in North Street

We price every job individually. The main factors are:

  • Travel to remote or island sites
  • Joint width, depth and condition
  • How accessible the joints are
  • How much there is to seal

There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.

Details that help us quote

However big the job, these details speed things up:

  • What the building is and how it’s used
  • The asbestos register, for older buildings
  • Rough lengths or quantities, or drawings if you have them
  • Photos of the joints, close up and from further back

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Mastic packages on North Street sites

North Street is within about 1 mile of the coast. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so we check the specified product suits the exposure before the first bead. The South East is one of the drier parts of the UK. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager.

For a contractor working at a hospital such as Medway Maritime Hospital, which lies south-west of North Street, perimeter and facade sealing is planned around patients and deliveries. Building work at universities like University of Greenwich - Medway, 4 miles to the south-west of North Street, is often timed for the summer, mastic included.

North Street is about 5 miles north of Gillingham, in Medway. Our applicators travel to North Street for work on facade joints. We work across 54 places in Medway. There’s a separate page for London, about 30 miles away.

How a job runs

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. If others near North Street need work, visits can be combined. You will have a fixed quote before work starts.

  1. We plan access and the order of elevations with the client.
  2. Weather and temperature are checked against the product’s limits.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Common questions from North Street clients

Is hospital work, at somewhere like Medway Maritime Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Will you plan work around the academic year at somewhere like University of Greenwich - Medway?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we will confirm them alongside the quote.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day.

Do you need to see the site first?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

How much does the work cost?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

How is access to upper-level joints handled?

That varies with the building and the access on offer. Share what access exists or is planned when you send details.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

Different surfaces, different methods

Cladding panel joints

Panel joints on cladding and rainscreen systems take movement every day. We use a product rated for the movement and suited to the panel surface, as the specification sets out.

Coping and flashing joints

Not every coping or flashing leak is a sealant problem. Where the issue isn’t the sealant, we say so.

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Installing or repairing glazing systems
  • Render or concrete edges that have broken away
  • Joints whose design needs changing by the specifier

If in doubt, ring 01277 525 020 or use the quote form and we’ll say what we think before you book.

What we seal

  • Shopfront frames
  • Window and door perimeters
  • Stone and brick facade joints
  • Cladding panel joints
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure

Why deal with it now?

Each spell of rain drives water past a failed facade joint. The damage builds out of sight: wet linings, rusting fixings, staining and spoiled finishes. Resealing early costs far less than repairing what the water reaches. For buildings around smaller places like North Street, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Resealing early avoids that.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

When to bring in a specialist

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
