What sealant work can’t fix

Honesty saves time and money. New sealant won’t cure:

  • Cracked or spalling substrates that need repair before sealing
  • Providing access systems for the work
  • Leaks from roofs, gutters or failed flashings rather than sealant joints

If you are not sure, just give us a call on 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

Surfaces we seal

  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Coping and flashing joints
  • Window and door perimeters
  • Cladding panel joints
  • Shopfront frames

Facade sealing for commercial buildings in North Halling

External sealing depends on the weather more than most trades. Joints have to be dry and the air and surface temperature within the product’s range. We build that into the programme and tell you if the forecast changes the plan. We work on stone and brick facade joints, shopfront frames and cladding panel joints, and the failures we are asked to look at most are draughts around frames and panels and previous reseals run over old sealant. Searching for sealant specialists in North Halling? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Conversions of older rural buildings near smaller places such as North Halling bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

How a job runs

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you. Rural sites near North Halling may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Before we start on site

  • Warn occupants and staff about the work
  • Confirm the product named in the specification
  • Tell us your opening times and when work is allowed

For managing agents and facilities managers

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

North Halling: questions and answers

Is North Halling too far out for you?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is hospital work, at somewhere like St. Catherine's Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Should we check old sealant for asbestos?

For older buildings, yes, check before work starts. The dutyholder holds the asbestos register, and we’ll ask to see it. Suspect material is left alone until it has been tested.

Do you install glazing systems?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, including perimeters where frames meet the structure.

Can you work on upper floors?

We agree access with the client at the start. Let us know what access is in place or planned, and we’ll price the work around it.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

After the work

Keep the joints in good shape with a few simple steps:

  • Report water ingress at frames as soon as it shows
  • Keep pressure washers away from fresh sealant
  • Keep the sealant details on the building file
  • Walk the elevations once or twice a year

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed rather than sitting against the joints.

Use each reseal to correct the joint: the right width, backing rod and a sealant with enough movement capability. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Cost factors for facade joints

We price every job individually. The main factors are:

  • The site’s rules and procedures
  • Quantities, in metres or numbers
  • Joint width, depth and condition
  • How accessible the joints are

The price depends on how many linear metres there are, what has to come out first and the access. Call for a quote when you are ready.

Sending details for a quote

Diagnosis starts before we arrive. Tell us:

  • Drawings or a marked-up plan, if available
  • Whether the building will be occupied during the work
  • The site address and postcode
  • Anything awkward about access or site hours

Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Facade sealing around North Halling: points for this area

North Halling is in the South East, one of the UK’s drier regions. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so the external programme keeps a little slack. North Halling is about 25 miles from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and each scheme needs its mastic sealed to programme.

For contractors refurbishing units at places like Pelican View Business Park (2.4 miles east of North Halling), the mastic covers cladding panels, roller-door and window perimeters. University estates such as University for the Creative Arts - Rochester (3.1 miles east of North Halling) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. Projects at schools like Cuxton Community Infant School work to term dates, so mastic is programmed tightly.

North Halling is about 3 miles south-west of Rochester, in Medway. We cover North Halling, with the same fixed quotes and 12-month guarantee as everywhere else. Our Medway coverage takes in 54 places, from busy centres to rural villages. For work in that direction, see our London page.

Business premises anywhere in ME2 are within our area. Buildings on Bavins Court, Formby Road and Pilgrims Road are within our area. If your building is just outside North Halling, we cover Cuxton (1 mile north-east), Halling (1 mile south), Upper Bush (1 mile north-west), Lower Bush (1 mile north-west) and Wouldham (1 mile south-east). A short drive away, we cover Gillingham (6 miles east), Chatham (4 miles east), Rochester (3 miles north-east), Rainham (7 miles east), Luton (4 miles east) and Park Wood (7 miles east).

Landmarks near North Halling

Open spaces near North Halling include Blue Bell Hill and Ranscombe Farm.

How the job changes by surface

Render and coated surfaces

Where the joint will be painted over, a paintable hybrid or PU sealant may suit. We confirm the product with you before starting.

Brick and stone facades

On masonry, the sealant has to suit a porous, textured surface. We avoid acetoxy silicone, which can stain some natural stone.
