About our construction mastic in Ayr
The specification and the programme set the job rather than whatever product is to hand. Where the specification names a product, we use it. Joint widths, backing, primers and tooling follow the manufacturer’s guidance. Site teams most often ask us about mastic snags holding up handover and failed sealant in an existing building being refurbished, on sanitary and kitchen joints, internal decorators’ caulk and cladding and panel joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Ayr, that means joint design, primers and backing rod as standard.
Weather windows matter for outside mastic in a town like Ayr: faces need to be dry and inside the product’s working temperature band. We keep in touch with the site manager so external work goes ahead on the right days, with internal sealant filling the rest.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Should maintenance staff do it?
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
Our process
Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. In a Scottish town such as Ayr, outside work is planned around the weather and inside work around the occupants. Photos or drawings let us give a fixed quote and a realistic plan.
- We start with the drawings, specification and programme.
- Quantities are measured and a fixed price returned.
- The sequence is agreed with the site manager.
- Each area is sealed when it’s released.
- Joints are prepared, backed and sealed to the specification.
- Snags are cleared and the package signed off with our 12-month guarantee.
Preparing the site
- Send asbestos survey details if the building is pre-2000
- Make sure the joints can be reached
- Tell us your opening times and when work is allowed

After the work
After handover, these steps help:
- Share drawings and the specification as soon as possible
- Release areas for mastic once other trades have finished in them
- Check frame gaps are within the sealant’s range before sealing
- Put any product change through the designer first
Once an area is sealed, protect it from following trades. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked; we confirm the time for each product.
Leaving the mastic snag list to the end squeezes everyone. A planned close-out through each area as it completes keeps the list short, and avoids a rush.
Honest limits
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Faulty frames rather than failed sealant
- Oversized gaps that need packing or adjustment by others
- Specifying the product where the designer hasn’t
If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think.
Surfaces we seal
- Internal decorators’ caulk
- Floor and skirting junctions
- Window and door perimeters
- Brick and block movement joints
- Cladding and panel joints
- Sanitary and kitchen joints
What affects the price in Ayr
We price every job individually. The things that drive the figure:
- Working within restricted access windows
- The product specified
- Location, for remote and island sites
- Access and working height
We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.
Details that help us quote
Good information means a firmer quote. Helpful details to send:
- When you need the work done
- Whether an asbestos survey exists
- Whether the building will be occupied during the work
- Where the site is, with the postcode
Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, give us a call on 01277 525 020 or use the quote form.
Surface by surface
Snagging before handover
The last pass before handover is where mastic snags are cleared. Snags are cleared room by room.
Kitchens and utility areas
On commercial kitchen fit-outs, hygienic sealants are often specified. Joints are sealed smooth so they’re easy to clean.
Construction mastic in Ayr: the local picture
Ayr sits close to the coast, within about 1 mile. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. The west of Scotland, where Ayr is, gets more rain than the east. External mastic needs dry spells, with internal work ready to fill the wet days.
For a contractor working at a hospital such as Biggart Hospital, which lies north of Ayr, perimeter and facade sealing is planned around patients and deliveries. For contractors refurbishing units at places like Newton Trading Estate, 1.2 miles to the north of Ayr, the mastic covers cladding panels, roller-door and window perimeters. When a college such as Ayrshire College - Ayr Campus, less than half a mile north of Ayr, builds or refurbishes, the mastic package usually has to fit around students and staff.
Ayr is about 31 miles south-west of Glasgow, in South Ayrshire. Our applicators travel to Ayr for work on mastic packages. Ayr is one of 48 places we cover in South Ayrshire for mastic packages. For work in that direction, see our Glasgow page.
Work on mastic packages is covered throughout KA7, KA8 and KA6, whatever the building. We cover commercial and managed buildings on Ellisland Square, Station Road and Burns Statue Square. You’ll find Ayr on or near the A70 and A77. Sites close to Ayr are covered too, including Belmont (1 mile south), Forehill (1 mile south-east), Montgomerieston (1 mile north-west), Seafield (1 mile south-west) and Alloway (2 miles south). Nearby towns on our patch include Troon (7 miles north), Prestwick (3 miles north), Maybole (7 miles south), Joppa (4 miles east), Dundonald (9 miles north) and Barassie (8 miles north). Ayr is one of the busier places in South Ayrshire, and its commercial and public buildings are all within our area.
Landmarks near Ayr
Around Ayr, our work takes us to commercial buildings near Railway Tavern and Wellington School and the streets around them. There’s a railway station in Ayr itself: Ayr station. A little further out are Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). Not far away are Carcluie Loch.
Questions we’re asked in Ayr
Do you cover business parks and estates near Ayr, such as Newton Trading Estate?
Yes. Our area takes in Ayr and its surroundings, with estates and business parks such as Newton Trading Estate included. Photos and a short description are enough for a first look.
Will you plan work around the academic year at somewhere like University of the West of Scotland - Ayr Campus?
Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
What if there’s asbestos in the old mastic?
Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
Do you install fire-rated sealant as part of a package?
Fire-rated sealing at service penetrations and linear gaps can be included where specified. Record requirements are confirmed at quote stage.
When is resealing likely to be due?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Does the weather affect the work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
What do you charge?
There isn’t a price list, because every site is different. Send photos or drawings and we’ll price it at a fixed figure.
