About our construction mastic in Collennan
Buyers, tenants and clients notice sealant lines long before they notice the structure. A smeared bead round a window or a gap behind a worktop ends up on the snag list and clearing them late eats into the handover window. Our aim is joints that pass at the first inspection. Most enquiries involve bath and shower joints scraped during the final clean and a long mastic snag list close to completion, on cladding and panel joints, sanitary and kitchen joints and internal decorators’ caulk. A specialist sealant contractor works differently from a general builder: on jobs in Collennan, preparation and product choice get the time they need.
In smaller places such as Collennan, building work tends to be single schemes rather than big developments. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.
We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant.

Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, and the work typically takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. For a building near Collennan, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.
- First we take quantities off the drawings and read through the specification.
- You receive a fixed quote listing scope, products and phasing.
- You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Each joint is prepared, backed to depth and sealed in the product the specification names.
- Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.
Getting the site ready
- Flag any permit to work we’ll need
- Tell staff and tenants when we’ll be in
- Send asbestos survey details if the building is pre-2000

Maintenance after handover
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Release areas for mastic once other trades have finished in them
- Flag uneven or tapered frame gaps early
- Record the products used in the O&M file
- Keep finished joints away from paint, plaster and scrapers
Expect some settlement in the first months. The right product in each joint copes with that, but caulk in a joint that moves more than expected may crack. We can advise if a joint needs a different product.
In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Getting the product and preparation right first time avoids that.
How the job changes by surface
Fire-rated sealant where specified
Fire-rated sealant is one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services so we will flag where the detail needs something different. Tell us what records you need and we will confirm with the quote.
Internal decorators’ caulk
Where the specification calls for it, acrylic decorators’ caulk goes on non-moving internal gaps before painting. It’s paintable and suits gaps that don’t move.

Do you need construction mastic in Collennan?
A joint without backing rod or bond-breaker often fails early. Bonded to the base of the joint and both sides, sealant can’t stretch evenly so we set the depth properly before sealing.
Clients normally get in touch after noticing one or more of the following:
- Existing joints on a refurb that need cutting out and resealing
- Inconsistent sealant finishes from plot to plot
- Bath and shower joints scraped during the final clean
- Internal caulk splitting as the building dries out
Hospital estates such as Biggart Hospital (to the south of Collennan) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
Comparing quotes
- What level of public liability insurance do they hold?
- Will RAMS and insurance details be available?
- Are they CHAS accredited or on Constructionline?
- Is the sealant right for the movement and the substrate?
Doing it in-house
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
New build and refits around Collennan
Collennan sits close to the coast, within about 2 miles. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, so we check the specified product suits the exposure before the first bead. A 2-mile radius around Collennan takes in a number of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.
Projects at schools like Marr College work to term dates, so mastic is programmed tightly. Work at a hotel such as Highghrove House Hotel (0.6 miles south-east of Collennan) tends to be programmed around bookings, mastic included.

When something else is needed
Being straight saves everyone time. Fresh joints won’t solve:
- Rework caused by others damaging completed areas
- Designing joint widths or choosing the specification (that sits with the designer)
- Deciding which fire-stopping product a penetration needs
If you’re not sure, just phone 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

Collennan: questions and answers
Is Collennan too small for you to travel to?
Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.
Does the sea air around Collennan change the choice of sealant?
It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
Can you work plot by plot or floor by floor?
The programme sets the job. Share the release dates and we’ll match our work to them so sealing follows the trades.
How much does the work cost?
Every job gets its own fixed quote. To get one, give us a call on 01277 525 020 or use the quote form with a description of the work.
Do your applicators hold CSCS cards?
We are CHAS accredited and a Constructionline member, and each applicator is CSCS-carded. We are fully insured for public liability.
How soon can the area be used again?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Can you work to our specification?
We follow the specified sealant, and we will raise it if something in it doesn’t suit the joint. Specifications often reference BS EN 15651 or BS 6213.
