Construction mastic in Tenston: the local picture

Tenston is within about 1 mile of the coast. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. In Tenston, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. We seal to the specification that sits behind the warrant.

With historic properties like Skaill House (to the north-west of Tenston) in the area, refurbishment work often meets old masonry that needs compatible sealants.

Tenston is about 12 miles west of Kirkwall, in the Orkney Islands. Our applicators travel to Tenston for work on mastic packages. Tenston is one of 51 places we cover in the Orkney Islands.

Work on mastic packages is covered throughout KW16, whatever the building. Close to Tenston, our area also takes in Wasbister (1 mile south), Russland (2 miles north-east), Hourston (2 miles north-east), Skeabrae (3 miles north) and Harray (3 miles east). Remote and island addresses take more planning, from travel and ferries to the weather, so mention the location when you give us a call on 01277 525 020 or send photos by email.

Construction mastic for commercial buildings in Tenston

Getting a subcontractor through site induction should be simple. Our applicators are CSCS-carded, and we’re CHAS accredited and a Constructionline member. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. The enquiries we see most involve failed sealant in an existing building being refurbished and internal caulk splitting as the building dries out, across brick and block movement joints, cladding and panel joints and internal decorators’ caulk. Whoever orders the work in Tenston, the brief is normally the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

For a site around Tenston, we plan the mastic in as few trips as the programme allows. Send drawings, photos and the programme so everything needed arrives on the first day.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Surface by surface

Kitchens and utility areas

Commercial kitchens often need hygienic or food-safe sealants. We follow the specification and seal to a smooth, cleanable finish.

Bathrooms, en suites and washrooms

Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Each joint is prepared, sealed and finished with a neat tooled line and baths are loaded where appropriate before sealing.

Why deal with it now?

It helps to bring the mastic subcontractor in before the package is urgent. Early involvement means gaps, products and access are sorted before the programme bites. Leave it late and they turn up on the snag list. Around smaller places like Tenston, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

Why us?

  • Health and safety: CHAS accredited
  • Over 20 years of commercial sealing
  • Matching to RAL references, product permitting
  • Coloured sealants to suit the setting, where available

Signs you need construction mastic in Tenston

On construction sites, joints typically fail early because of when they were sealed, not what was used. If sealant goes in before the last trades are through, it gets knocked, painted over or contaminated.

What tends to prompt an enquiry:

  • A mastic package split between trades with no clear owner
  • External joints sealed in damp or cold conditions that are now failing
  • Existing joints on a refurb that need cutting out and resealing
  • Window and door perimeters that won’t pass inspection

University estates such as Heriot-Watt University - Orkney Campus, 4.9 miles south of Tenston, tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal.

Before you book anyone

  • Whether primer will be used where the manufacturer specifies it
  • What the guarantee covers, and for how long
  • Their pre-qualification and accreditations

Our contractor checklist

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Questions about Tenston

Do you work on the island where Tenston is?

Yes, Tenston is within the area we cover. Every Scottish council area is within our area. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.

Can being near the sea in Tenston affect the sealant we need?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

How many days will you need on site?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Do you take on mastic snagging only?

Yes. We clear snags by redoing joints rather than patching them, working to your handover date.

Can fire-rated sealing at service penetrations be included?

We install fire-rated sealant where it is the specified product to the tested detail. We will flag if the detail needs a different product.

Can you work while the building is occupied?

In the majority of cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Can you quote from photographs?

It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs usually get a visit.

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes a day or two on a small fit-out and several weeks on a large multi-storey package. For work around Tenston, we aim for one trip, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Plots or floors are sealed as they’re handed over.
  5. Joints are prepared, backed and sealed to the specification.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Advice

Looking after the joints

After handover, a little attention goes a long way:

  • Share drawings and the specification as soon as possible
  • Bring the mastic contractor in after the last trades are through
  • Plan external elevations with the weather in mind
  • Record the products used in the O&M file

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement while rigid fillers and caulk can crack where movement is larger. If that happens, let us know.

External joints sealed in poor weather are a common cause of early failure. Waiting for a dry joint and the right temperature is better than redoing work, so we plan external work with that in mind.
