Construction mastic near Cairston
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
Maintenance after handover
To get the most from the new sealant:
- Ask cleaners to use soft cloths around fresh sealant
- Plan external elevations with the weather in mind
- Get the mastic subcontractor involved early in the programme
- Bring the mastic contractor in after the last trades are through
The package carries our 12-month guarantee for workmanship. The guarantee covers how we sealed, not later damage by other trades, so protecting sealed areas matters.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.
Construction mastic in Cairston, done properly
Mastic Doctor has been a subcontractor on construction projects for over 20 years. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. To price a package in Cairston, send drawings and the specification through our quote form. The enquiries we see most involve a long mastic snag list close to completion and internal caulk splitting as the building dries out, across cladding and panel joints, brick and block movement joints and floor and skirting junctions. Whether you call it commercial sealant work, mastic application or joint sealing, in Cairston it comes down to the same thing: the right product in a properly prepared joint.
External sealing around Cairston depends on dry faces and the right temperature. We build some give into the plan and agree it with the site manager.
Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

How the quote is worked out
The price varies from site to site. Expect it to depend on:
- Phasing around occupants
- Access and working height
- Backing rod, priming and other preparation
- The product specified
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Details that help us quote
The more we know, the firmer the quote. When you get in touch, include:
- Any specification or named product
- Approximate linear metres or a joint schedule
- Asbestos survey details if the building is older
- Your programme or deadline
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.
Signs you need construction mastic in Cairston
Three-sided adhesion is a frequent fault on new work. Bonded to the base of the joint and both sides, sealant can’t stretch evenly so we set the depth properly before sealing.
Things that typically lead to an enquiry:
- Sanitary sealant damaged by following trades
- New external sealant already peeling away
- Cracks opening in caulked internal joints
- Failed sealant in an existing building being refurbished
For contractors at a school such as stromness primary school, sealing has to be finished before term starts.
Questions to ask before you book
- Their plan for phasing and protecting the area
- What the guarantee covers, and for how long
- Who will actually carry out the work
- Proof of insurance
When to bring in a specialist
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Leave it or put it right?
Some packages split mastic across the window fitter, kitchen fitter and plumber. The result tends to be uneven finishes and arguments about who should seal what. A single mastic package gives one point of responsibility and a consistent finish. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

Questions about Cairston
Will you plan work around the academic year at somewhere like Robert Gordon University Orkney Project?
Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Is Cairston inside the area you cover, given it’s on an island?
Yes, Cairston is within the area we cover. We cover the whole of Scotland. We group island work where we can and plan around the crossings.
What do you charge?
There isn’t a price list, because every site is different. Send photographs or drawings and we will price it at a fixed figure.
Can you work to our specification?
The specification decides the product, and we’ll raise it if something in it doesn’t suit the joint. Product standards such as BS EN 15651 are often named in specifications.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.
How do you deal with asbestos in old sealant?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
What happens if the weather stops external sealing?
External mastic depends on conditions: the joint needs to be dry and within the product’s temperature range. External work is sequenced with some flexibility.
Construction mastic in Cairston: the local picture
With the shore within about 1 mile, Cairston counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. Being on an island, Cairston means planning around ferry times as well as the weather. We need drawings and a programme early so materials come on the right crossing.
Hotel extensions and refits, at places such as The Stromness Hotel, which lies south-west of Cairston, usually run between busy periods, so the sealing is squeezed into short windows. On a campus such as Robert Gordon University Orkney Project (1.4 miles south-west of Cairston), new teaching buildings and residences are normally built and refurbished around the academic year.
Cairston is about 11 miles west of Kirkwall, in the Orkney Islands. Across the KW16 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Cairston is one of 51 places we cover in the Orkney Islands.
Work on mastic packages is covered throughout KW16. Close to Cairston, our area also takes in Stromness (1 mile south-west), Clouston (2 miles east), Stenness (2 miles east), Wasbister (3 miles north) and Grimeston (4 miles north-east). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.
