What the job involves on each surface
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photos or a site visit tell us what’s needed, with colours confirmed for the product chosen.
Washrooms and toilets
Mould that has grown into washroom sealant can’t typically be cleaned out. Replacement is the fix: strip, clean, dry and reseal, planned so the building keeps enough facilities in use.
Commercial sealant contractors for commercial buildings in Racks
If you look after more than one building, a single sealant contractor saves a lot of chasing. We take on one-off reseals, runs of jobs across a portfolio and planned maintenance programmes, handled with the same process each time: details in, a fixed quote back, the sealing done, then our 12-month guarantee. To get a programme moving in Racks, give us a call on 01277 525 020 or use the quote form with the site addresses. If you’re dealing with expansion joints with the sealant torn out and frame sealant that has cracked, shrunk or pulled away, we can put it right. Looking for mastic applicators who cover Racks? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
We price commercial jobs in Racks from photos, drawings or a site visit, and the scope is set out in writing.
Travel to smaller places such as Racks is planned so the whole job is finished in one visit where possible, so it helps to have photos and a full list first. Several jobs nearby can also be put together.
What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

What we’re called out for in Racks
Every sealant joint is a maintenance item. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. In commercial buildings those factors tend to act together.
These are often picked up first by site or facilities staff:
- Water staining near frames, panels or ceilings
- Shrunken sealant along kitchen worktops and splashbacks
- Weathered facade sealant that no longer flexes
- Movement joints packed with grit and debris
For tenants and agents on sites such as Brasswell Office Park, 2 miles to the north-west of Racks, office fit-outs, reception joints and window perimeters are the usual sealant work.
What to look for in a quote
- The named product and why it was chosen
- How they handle RAMS and site documents
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Whether old or failed sealant will be cut out, not overlaid

Racks: questions and answers
Can you work at a site such as Brasswell Office Park, by Racks?
Yes. Estates, retail parks and business parks around Racks, Brasswell Office Park among them, are all within reach. A few photographs and the unit address let us price the work.
Is Racks too small for you to travel to?
No. Places such as Racks are covered as much as the big towns. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.
When is resealing likely to be due?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
Can you handle sealant work across several sites?
Yes, we can. Send a list of addresses and what’s needed at each, and we will put together a fixed quote and a sensible order of work.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, let us know and we’ll send them with the quote.
Do you check for asbestos before removing sealant?
It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
After the work
Problems stay small when the joints are checked regularly. Specifically:
- Keep barriers up until the new sealant has cured
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Have extract fans checked so wet areas dry out
- Check joints after other trades have worked nearby
Later works are the usual way new joints get damaged. Shop refits, new services and replaced fittings often break the seal around them and the joint gets left open. If that happens, call the office on 01277 525 020 or email a schedule or drawings and we’ll price putting it right.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
Site staff or a sealant specialist?
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Diagnose, treat, sign off
Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For a building near Racks, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
Getting the site ready
- Flag any permit to work we will need
- Let building users know which areas are affected
- Share your working hours and any access restrictions
Getting a fixed quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photos and a description will do.
