Commercial sealant contractors in N17: how it works

Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. The enquiries we see most involve earlier reseals applied straight onto the failed bead and damp patches where an external joint has failed, on external facade joints, kitchen worktops and splashbacks and window and door perimeters.

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, and the work typically takes a few hours for one area, or a planned series of visits across a bigger building.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. Completed areas are signed off with you under our 12-month guarantee.

Tottenham: In a retail centre such as Tottenham Hale Retail Park, 0.8 miles south of Tottenham, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. Premises within reach of Bruce Grove station (less than half a mile south of Tottenham) often have busy frontages where joints are seen by everyone passing.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Leave it or put it right?

A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. Resealing typically costs far less than renewal.

What your quote should include

  • Can the work be phased to keep areas open?
  • Is the sealant right for the movement and the substrate?
  • How long is the guarantee, and what does it include?
  • Will failed sealant be removed rather than covered?

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Make sure ventilation in wet areas is switched on and working
  • Check joints after other trades have worked nearby
  • Respect the cure time before reopening an area
  • Keep abrasive pads and scrapers off resealed joints

New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint, so we confirm it for each area at handover. Leaving the area closed until then keeps the bead neat.

A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.

Surface by surface

Washrooms and toilets

Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, with phased work so some facilities stay open.

Commercial kitchens and tea points

A smooth, continuous joint is easier to keep clean. We seal to a neat, cleanable finish and work around service times you agree with us.

What we’re called out for in N17

Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. BS 6213 gives guidance on choosing construction sealants.

These are often picked up first by site or facilities staff:

  • Hardened, chalky sealant on south-facing or exposed elevations
  • Water staining near frames, panels or ceilings
  • Wall and floor joints that have lost their seal
  • Black mould through washroom sealant that won’t clean off

Questions we are asked in N17

Do you work for facilities managers and managing agents?

Yes. You can send details through our quote form.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

How do you keep disruption to occupiers down?

It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we’ll work around it.

Does commercial sealant work come with a guarantee?

The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.

Do you take on multi-site sealant work?

Yes. Give us the sites and the scope at each, and we’ll put together a fixed quote and a sensible order of work.

How long does a typical visit take?

The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
