Sealant work in N2

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Our commercial sealant contractors service in N2

Pricing a commercial reseal is a short process. Our quote form takes photos, drawings or a schedule of the areas and you can also ring 01277 525 020 or email a schedule or drawings to talk it through. If the joints need seeing in person, a site visit comes first. Site teams most often ask us about greasy, split joints in a kitchen or tea point and window and door perimeter joints that have cracked open, on kitchen worktops and splashbacks, window and door perimeters and washrooms and tea points.

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. You send photos, drawings or a list of the joints and areas involved.
  2. Next comes a diagnosis and a fixed quote.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

What you will pay

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Where commercial joints are in N2

From Hampstead, Finchley and East Finchley outwards, N2 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in N2 starts with access, parking and site rules.

East Finchley: For a hotel such as National Hotel, which lies east of East Finchley, the colour of a joint at the bar or the bath matters to the look of the room. Premises within reach of New Southgate station (2.2 miles north-east of East Finchley) often have busy frontages where joints are seen by everyone passing.

Why deal with it now?

Patching the worst lengths can be the right call on a tight budget. Where the remaining sealant is just as old, it tends to fail soon after, so access and set-up end up being paid for twice. Where it helps, we quote a patch and a full reseal side by side.

Comparing quotes

  • How they handle RAMS and site documents
  • How joint depth will be controlled
  • Is the sealant right for the movement and the substrate?
  • Whether old or failed sealant will be cut out, not overlaid

Different surfaces, different methods

Facade and cladding joints

Panel joints on cladding and rendered facades open and close with the temperature. They need a sealant with the right movement capability, laid at the right depth. We confirm the access in place before we quote.

Washrooms and toilets

Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone.

After the work

Cleaning and maintenance staff play a part too. Share these points with them:

  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Check joints after other trades have worked nearby
  • Act on the first lifting edges rather than waiting
  • Keep washroom and kitchen extraction working

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.

Sealant rarely fails all at once across a building. A few splits this year normally mean more next year, so it makes sense to look at the wider elevation or block. We can assess the lot and suggest what to do now and later.

Commercial clients in N2

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

When to bring in a specialist

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Questions about N2

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Can one contractor look after sealant on all our buildings?

Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.

Which site documents can you send us?

We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We’re CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

What about asbestos in old mastic?

On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility.

Is your work guaranteed?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
