Need sealant work in G15?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Commercial sealant contractors across G15: what to expect

We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. We work on floor and threshold joints, kitchen worktops and splashbacks and washrooms and tea points, and what we are called in for most is window and door perimeter joints that have cracked open and sanitary sealant that has gone black and patchy.

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.

  1. We begin with whatever information you have, whether that’s photos, a drawing or a list of locations.
  2. Next comes a diagnosis and a fixed quote.
  3. We plan around your site hours and access windows, phasing the work where areas have to stay in use.
  4. We strip the failed bead and prepare both faces of the joint.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

What you will pay

The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

What’s near Drumchapel

We work on buildings around St David's Parish Church and Knightswood Secondary School and the streets around them. Drumchapel has its own railway station: Drumchapel station. Well-known places in the area include Braehead (2 miles south) and Drumchapel Hospital (less than half a mile north-east). Open spaces near Drumchapel include Kilmardinny and Castle Hill.

Where commercial joints are in G15

From Linnvale, Drumchapel and Old Drumchapel outwards, G15 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, so we keep some flexibility in the dates.

Drumchapel: Shop fits at places like Great Western Retail Park, 0.6 miles to the west of Drumchapel, leave counters, frontages and floor edges where the sealant colour is part of the finish. Occupiers with premises at both Great Western Retail Park and New Albion Industrial Estate could have the sealant at each handled under one quote.

Surface by surface

Commercial kitchens and tea points

Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. They’re degreased thoroughly before resealing, and a hygienic or food-safe sealant is used where food contact is possible.

Facade and cladding joints

Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Honest limits

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Cracking that needs a structural engineer to look at it
  • Water from a services leak rather than a joint
  • Old mastic that tests positive for asbestos

Common problems we fix in G15

If sealant tears through its centre, it has failed cohesively. Normally the movement was too much for the sealant chosen: a bead laid too thin, an over-stretched joint or the wrong movement class. The same product in the same joint tends to fail the same way.

Site and facilities staff are often the first to spot these:

  • Shrunken sealant along kitchen worktops and splashbacks
  • Leaks that seem to come through a sealant line
  • Smeared sealant across finishes from a rushed job
  • External beads that have gone brittle and cracked

What happens if it’s left?

Patching the worst lengths can be the right call on a tight budget. If the rest of the bead is the same age and product, though, it’s typically close behind. We can price both options so you can decide on the facts.

What your quote should include

  • Their plan for phasing and protecting the area
  • Proof of insurance
  • Will RAMS and insurance details be available?
  • The named product and why it was chosen

G15: questions and answers

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we will send them with the quote.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do you take on multi-site sealant work?

Yes. We take on runs of jobs across portfolios as well as single sites.

Is the old sealant taken out first?

Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How is commercial sealant work priced?

Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.

Do you cover G15?

Yes. G15 falls within our area, and you can ring 01277 525 020 or email drawings and photos to get started.
