About commercial sealant contractors in G64
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on floor and threshold joints, movement joints in walls and floors and window and door perimeters, and the usual reasons a site gets in touch are damp patches where an external joint has failed and gaps behind commercial kitchen worktops and sinks.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Site hours, access windows and the order of areas are agreed before we start.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- We fit backing to the right depth, prime where specified and lay the new bead.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What affects the price in G64
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Where commercial joints are in G64
The commercial stock in G64 mixes older town-centre buildings with newer offices and units, in places such as Bishopbriggs, Robroyston and Colston and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Our area covers every Scottish council area, G64 included. Travel is planned so the work is finished in as few trips as we can.
Bishopbriggs: If you run a unit on an estate such as Low Moss Industrial Estate, which lies north of Bishopbriggs, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. Occupiers with premises at both Low Moss Industrial Estate and Strathkelvin Retail Park could have the sealant at each handled under one quote.
Surface by surface
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photographs or a site visit tell us what’s needed.
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control; we install what’s specified.
Commercial clients in G64
We work for building owners and managing agents on everything from one building to a spread of sites around G64. Several sites can go on one quote, so there’s one set of paperwork to deal with.
Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
Should maintenance staff do it?
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Why deal with it now?
Some low prices are low because nothing gets cut out. Sealing over looks tidy at handover, then lifts once the joint starts moving. Our prices always include removal of the failed bead and full joint preparation, because that’s what makes the new bead last.
What your quote should include
- How they’ll work around occupants
- Whether old or failed sealant will be cut out, not overlaid
- How long is the guarantee, and what does it include?
- Do they follow the manufacturer’s priming guidance?
Why it fails
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant. Replacement with a sanitary anti-mould silicone is the lasting answer.
Common reasons buildings call us in:
- External beads that have gone brittle and cracked
- Greasy, split joints in a kitchen or tea point
- Damp patches where an external joint has failed
- Untidy joints in a reception, shop floor or lobby
Your questions answered
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
What site paperwork can you provide?
Let us know your requirements when you ask for a price, and we’ll confirm the RAMS, insurance and CSCS details with the quote. For older buildings we will ask for the asbestos register, plus your site induction rules.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit usually takes a few hours to several days on most single sites, depending on joint lengths and access. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Will the building have to shut during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
Is the old sealant taken out first?
Full removal is part of every quote. A bead laid on old silicone peels away.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
When can the area be used after sealing?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
