Mastic sealing in Cyprus

Owners and agents usually inherit a building’s mastic rather than choose it and it slowly wears out: it sits round windows and doors, along external joints and through communal areas. When it hardens, splits or pulls away, water and draughts follow along with complaints. If you have worn sealant at communal door frames and window mastic that has split and shrunk, we can help, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Cyprus it comes down to the same thing: the right product in a properly prepared joint.

London’s ULEZ covers every borough, and parking and loading rules vary street by street. For a block or estate, it helps to know where we can park and stage materials.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Looking after buildings in and around Cyprus

Cyprus has six care or nursing homes no more than 2 miles away. Owners of care premises can bring window and door mastic into a phased programme planned around the home. In London, mastic work on a block goes through the managing agent or landlord, with notice to residents. We work to your notice and access plan.

If you own or manage units on a site such as Beckton Retail Park, 0.5 miles north of Cyprus, failed mastic on frames, door surrounds and external joints can be dealt with unit by unit. For a school such as Winsor Primary School, perimeter mastic on windows and doors is a holiday job. Student accommodation around universities such as University of East London (to the south of Cyprus) is normally managed block by block, which suits a planned mastic programme.

Cyprus is about 2 miles east of Canning Town, in Greater London. We cover commercial sites throughout Cyprus, for single jobs and planned programmes alike. Cyprus is one of 764 places in Greater London on our list. Sites around London have their own page, roughly 7 miles from Cyprus.

Commercial sites across E6 and E16 are covered for mastic joints. Buildings on Strait Road, Harper Road and Trader Road are within our area. Just outside Cyprus, we also work in Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). A short drive away, we cover London (7 miles west), City of Westminster (9 miles west), Marylebone (9 miles west), Kensington (11 miles west), St Pancras (8 miles west) and Shoreditch (6 miles west).

Landmarks near Cyprus

Around Cyprus, our work takes us to commercial buildings near Oasis Academy Silvertown, London Design and Engineering UTC and Beckton District Park and the streets around them. Cyprus’s nearest station is Woolwich station, roughly 1.3 miles south of the centre. A little further out are Greenwich Castle (3.6 miles south-west) and Albert Dock Seamen's Hospital (1.1 miles west). For a walk, there’s Gilbert's Pit.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:

  • Cracked or crumbling render, brick or stone at the joint edges (we will tell you if so)
  • Leaks from above rather than through a joint
  • Asbestos-containing sealant, which we don’t remove

If in doubt, ring 01277 525 020 or send photos by email and we will say what we think.

Surfaces we seal

  • Shopfronts below residential blocks
  • Window and door perimeters on blocks
  • Communal entrances and stairwells
  • External wall and movement joints
  • Balcony and threshold joints
  • Communal kitchens and washrooms

After the work

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Start inspections with the most exposed faces
  • Check sealant joints during planned building inspections
  • Log resealing dates block by block
  • Ask residents or tenants to report leaks and draughts early

If a joint we sealed fails within 12 months, tell us and we will look at it. Beyond that, routine checks spot the next round of repairs.

Planned resealing is easier to budget than emergency repairs. A programme can start with the worst buildings and work down the list.

Questions we are asked in Cyprus

We manage a building near Woolwich station. Can you help?

Yes. Managing agents, landlords, property factors and housing associations are who this service is for. Photos of each elevation help us quote accurately.

Can work in a care setting near Cyprus go ahead while residents are there?

Yes. We agree rooms and times with the manager and work a few areas at a time. Noise and disruption are kept to a minimum.

Do you work in Cyprus?

Yes. We cover Cyprus and the rest of Greater London, within our coverage of Greater London, South East England and Scotland. For a quote, speak to us on 01277 525 020 or send photos by email.

Is asbestos a concern with old mastic?

In older buildings, old mastic can contain asbestos. We ask for the asbestos register or survey before work starts, and if it’s suspected, work stops until it’s tested.

Which sealant will you use?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Does weather matter for sealant work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Is mastic sealing guaranteed?

Every building we reseal has a 12-month guarantee. It applies to our workmanship rather than damage or problems with the frames.

What happens if it’s left?

Resealing ahead of leaks keeps it to a maintenance task. After water has got in, there may be damp, damaged plaster or decoration to put right too and occupiers notice. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

How the quote is worked out

A fixed quote reflects the actual work. It allows for:

  • Whether old sealant has to be cut out first
  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits
  • Phasing around occupants

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Sending details for a quote

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • How the joints are reached, and at what height
  • The postcode of the building
  • The product your specification calls for
  • Whether the building will be occupied during the work

A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or phone 01277 525 020 or email the details over if you’d rather talk the job through.

How a job runs

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Planning a London job such as one in Cyprus starts with access. Give us the hours we can be on site and we’ll schedule to suit.

  1. We check the asbestos register for older buildings and look at the joints.
  2. The products and programme are set out in a fixed quote.
  3. Failed mastic is removed completely.
  4. Joint faces are cleaned, backed and resealed.
  5. Buildings are completed in turn.

What we need from you

  • Explain the parking and delivery arrangements
  • Tell us which areas need to stay in use
  • Send any specification or drawings in advance
