Washroom sealing in Cyprus

Washroom sealing in Cyprus, done properly

When mould has spotted a silicone joint, more cleaning won’t remove it. The growth is inside the sealant, which is why it comes back however often it is treated. Only replacement gets rid of it for good. The enquiries we see most involve complaints from staff, guests or users about tired washrooms and failed sealant behind washroom basins, on accessible toilets and changing rooms, kitchens and tea points and showers, trays and wet room floors. A specialist sealant contractor works differently from a general builder: on jobs in Cyprus, preparation and product choice get the time they need.

Many London buildings can’t close every toilet at once. We work through washrooms floor by floor or core by core, at times agreed with you.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Maintenance after handover

After handover, these steps help:

  • Mention any site permits or estates rules at quote stage
  • Add sealant joints to planned maintenance checks
  • Avoid scourers and harsh descalers on silicone
  • Leave signs up until the cure time is over

Ask your cleaning team to use gentle products and soft cloths on sealant. Strong acids, solvents and scourers wear the surface and give mould a start.

Water getting behind IPS panels and vanity units can swell the boards. Once that happens, a reseal won’t fix them.

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Sanitary sealant for Cyprus buildings

Six care or nursing homes sit less than 2 miles from Cyprus. In a care setting, a mouldy or lifting joint in a wet room is a hygiene issue as much as a cosmetic one. Work is agreed with the manager, around residents’ routines. Busy London buildings need some toilets open at all times, which is why the work is split into phases agreed in advance.

At a hotel such as Gallions Hotel (0.5 miles south-east of Cyprus), the quieter weeks are the time to reseal bathrooms. For a campus such as University of East London, which lies south of Cyprus, showers in residences and washrooms in teaching blocks can be programmed around term dates.

Cyprus is about 2 miles east of Canning Town, in Greater London. We cover Cyprus, with the same fixed quotes and 12-month guarantee as everywhere else. Cyprus is one of 764 places we cover in Greater London. There’s a separate page for London, about 7 miles away.

We take on washrooms and wet areas across the E6 and E16 postcode area. Streets here include Strait Road, Harper Road and Trader Road, and sites on any of them can send details for a fixed quote. Close to Cyprus, our area also takes in Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). Nearby towns on our patch include London (7 miles west), City of Westminster (9 miles west), Marylebone (9 miles west), Kensington (11 miles west), St Pancras (8 miles west) and Shoreditch (6 miles west).

What’s near Cyprus

Locally, jobs take us to sites close to Oasis Academy Silvertown, London Design and Engineering UTC and Beckton District Park. The closest station to Cyprus is Woolwich station, roughly 1.3 miles south of the centre. Well-known places in the area include Greenwich Castle (3.6 miles south-west) and Albert Dock Seamen's Hospital (1.1 miles west). For a walk, there’s Gilbert's Pit.

Surface by surface

Showers and trays

A tray flexes every time it’s used and is constantly wet. Tray perimeters are a frequent source of leaks.

Basins and vanity tops

Stone and some composite tops need a neutral-cure sealant and we choose a neutral-cure grade for them.

Owners, agents and contractors

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

What we’re called out for in Cyprus

Daily commercial cleaning wears sealant faster than people expect. Strong chemicals, scourers and jet washing roughen, discolour or lift a bead, and dirt and mould then get a foothold.

Most enquiries start with one or more of the following:

  • Sealant stained black around basins and showers
  • Failed sealant in a tea point or staff kitchen
  • Discoloured joints around urinals and WC pans
  • Gaps where vanity tops meet the wall

Clinical washrooms at sites like Cygnet Hospital Beckton (under half a mile north of Cyprus) are scheduled with the ward so the room is out of use for as little time as possible.

Questions to ask before you appoint anyone

Diagnose, treat, sign off

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes between a morning and a week or so, set by the number of rooms and the phasing you need, and we clear our waste as we work. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Each room is handed back once the sealant has had its cure time.

Getting the site ready

  • Confirm the product named in the specification
  • Make sure the joints can be reached
  • Send asbestos survey details if the building is pre-2000

Common questions from Cyprus clients

Must a hotel around Cyprus close while you work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. We agree the order of rooms and the timings with you before we start.

Can you work in a London building with booked loading and goods-lift slots?

Yes. Inductions, permits and timed loading are routine for us in London. Say when the building is occupied and when it’s quiet, and we will plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

Do you take on multi-site work?

Yes. Several buildings can share a single quote, and you deal with one contact throughout.

Can washrooms stay open while you work?

Just the room being resealed is out of use. Each room reopens after the sealant’s cure time and we start the next.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Are you insured?

Yes. We are fully insured, and the certificate can go with your quote.

Do you work in hospitals, clinics and care homes?

We do. We work to your estates and infection-control requirements and any site permits. The work is phased around patients or residents.
