How we handle construction mastic in Cyprus

Most of the packages we price run well beyond frames: external door and window perimeters, internal decorators’ caulk where specified, sanitary joints in bathrooms and washrooms, kitchen worktops and splashbacks, and snagging before handover. One contractor for all of it keeps the responsibility in one place and gives you a consistent finish across the job. If you are dealing with different trades sealing to different standards and frame gaps too wide for sealant alone, we can put it right, on cladding and panel joints, internal decorators’ caulk and floor and skirting junctions alike. Whether you call it commercial sealant work, mastic application or joint sealing, in Cyprus it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Mastic packages on Cyprus sites

As part of Greater London, Cyprus is inside the ULEZ, which applies to every van on site. Add booked deliveries and tight storage, and the mastic package needs planning with the site team. A 2-mile radius around Cyprus takes in plenty of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.

New wings at hospitals like Cygnet Hospital Beckton (to the north of Cyprus) bring long runs of window and panel joints to seal. University estates such as University of East London, under half a mile south of Cyprus, tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. For contractors refurbishing units at places like Beckton Retail Park, 0.5 miles to the north of Cyprus, the mastic covers cladding panels, roller-door and window perimeters.

Cyprus is about 2 miles east of Canning Town, in Greater London. We cover commercial sites throughout Cyprus, whether it’s a single job or part of a planned programme. Our Greater London coverage takes in 764 places, from busy centres to rural villages. We also cover London, around 7 miles from Cyprus.

Postcode districts covered here: E6 and E16. If your site is on Strait Road, Harper Road and Trader Road or close by, send details and we will quote for mastic packages. Sites close to Cyprus are covered too, including Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). Further afield, our area takes in London (7 miles west), City of Westminster (9 miles west), Marylebone (9 miles west), Kensington (11 miles west), St Pancras (8 miles west) and Shoreditch (6 miles west).

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • Removal of failed or old sealant
  • Distance, for remote addresses
  • Any access equipment needed
  • Phasing around occupants

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Sending details for a quote

To price the job accurately, we need a clear picture of the site. Send us:

  • Drawings or a marked-up plan, if available
  • Access details, including height
  • What the building is and how it’s used
  • Where the site is, with the postcode

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or speak to us on 01277 525 020 or send details through our quote form to discuss it first.

What we can’t put right

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:

  • Damage to finishes by other trades after we have sealed
  • Frames fitted out of tolerance
  • Joint design decisions that belong to the architect or engineer

Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

Surfaces we seal

  • Sanitary and kitchen joints
  • Floor and skirting junctions
  • Brick and block movement joints
  • Window and door perimeters
  • Internal decorators’ caulk
  • Cladding and panel joints

Different surfaces, different methods

Window and door perimeters

Inside, a paintable sealant or decorators’ caulk is used where the joint doesn’t move much. We follow what’s specified.

Snagging before handover

Snagging is often the final mastic stage. We can work through the snag list area by area, cutting out damaged joints and resealing them properly.

Cyprus: questions and answers

Do you take on work at healthcare sites like Cygnet Hospital Beckton?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you cover business parks and estates near Cyprus, such as Beckton Retail Park?

Yes. We cover Cyprus and the area around it, including industrial estates, business parks and retail parks such as Beckton Retail Park. Send details of the unit and the work through our quote form for a quick quote.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Are you CHAS accredited?

We are CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. Tell us what site paperwork you need and we’ll confirm with the quote.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Can you work while the building is occupied?

Yes, with some planning. Tell us your site hours and access windows and we’ll plan around them.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. In Cyprus, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Plots or floors are sealed as they’re handed over.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Before we start on site

  • Confirm the product named in the specification
  • Tell us which areas need to stay in use
  • Point out parking and an unloading spot

Advice

Why deal with it now?

A quick bead over a damaged joint can get an area past inspection, but it won’t last. New sealant laid on old or dirty sealant has nothing to bond to and the defect reappears in the defects period. We cut out and redo the joint properly. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Doing it in-house

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
