Mastic sealing for East Ham sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Questions we are asked in East Ham

Do you work in London buildings with loading restrictions?

Yes, most London buildings have access rules of some kind, and we plan around them. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

Do you work in occupied care homes around East Ham?

Yes. We agree rooms and times with the manager and work a few areas at a time. We follow the home’s own procedures throughout.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Do you need to see the site first?

That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

How do I request a quote?

You can use the quote form on this site; alternatively, speak to us on 01277 525 020 or email the details over. Include photographs or drawings if you have them.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Mastic sealing for commercial buildings in East Ham

Mastic Doctor has sealed joints on commercial and residential blocks since 2005. Our applicators are CSCS-carded and we hold public liability insurance. Each building we complete carries a 12-month guarantee on our workmanship. We work on external wall and movement joints, communal entrances and stairwells and window and door perimeters on blocks, and the usual reasons a site gets in touch are movement joints with sealant missing and worn sealant at communal door frames. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in East Ham it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

London’s ULEZ covers every borough, and parking and loading rules vary street by street. For a block or estate, it helps to know where we can park and stage materials.

Work we carry out in Greater London comes with a 12-month guarantee. If an installation problem shows up, call the office on 01277 525 020 or use the quote form and we will arrange a return visit.

How a job runs

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes a day or two for a single block, longer for an estate programme, and our waste is bagged and taken away as we go. Planning a London job such as one in East Ham starts with access. Give us the hours we can be on site and we’ll schedule to suit.

  1. First we look at the mastic on each building and note what needs replacing.
  2. A fixed quote follows, split by block or building if that suits you.
  3. The sequence and the dates are fixed with you, giving you what you need to notify occupiers.
  4. Old sealant is stripped and each face prepared back to firm material.
  5. Backing rod and primer go in where the joint and the product need them, then new sealant is applied and tooled.
  6. Finished joints are looked over and the 12-month guarantee confirmed.

Advice

When to call us in East Ham

In communal areas, joints take knocks from bins, bikes, buggies and deliveries, and low-level joints get damaged. Cleaning products add to the wear.

Any of the following is a good reason to get the joints checked over:

  • Leaks at window and door perimeters
  • Patchy repairs in mismatched sealant
  • Draught complaints from residents or tenants
  • Complaints coming in block by block

Landlords with units on estates such as Beckton Triangle Retail Park (to the south-east of East Ham) can bring frame, door and external mastic across several units into one programme.

Comparing quotes

  • How the existing material will be dealt with
  • The terms of the workmanship guarantee
  • Will CSCS-carded applicators be on site?
  • Is the sealant right for the movement and the substrate?

Our contractor checklist

What the job involves on each surface

Commercial and mixed-use buildings

Commercial occupiers normally stay open during the work so the work is phased.

Window and door perimeters on blocks

We usually work through a block’s windows in a planned order. How each joint is reached is agreed at quote stage.

Aftercare for building managers

After handover, these steps help:

  • Group repairs into a planned programme
  • Encourage occupiers to report problems at frames
  • Start inspections with the most exposed faces
  • Track which buildings were done and when

Log the date and extent of the resealing for each block. That makes future programmes easier to plan and gives you a history.

Planned resealing is easier to budget than emergency repairs. A programme can start with the worst buildings and work down the list.

Honest limits

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Failed window or door frames, which need a window contractor
  • Asbestos-containing sealant, which we don’t remove
  • Leaks from above rather than through a joint

If you’re not sure, just ring 01277 525 020 or email us and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • External wall and movement joints
  • Shopfronts below residential blocks
  • Window and door perimeters on blocks
  • Balcony and threshold joints
  • Communal kitchens and washrooms
  • Communal entrances and stairwells

When to bring in a specialist

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
