How we handle mastic sealing in Coltness
For over 20 years we have resealed joints for owners, agents and landlords. Our applicators are CSCS-carded and we hold public liability insurance. Each building we complete carries a 12-month guarantee on our workmanship. Site teams most often ask us about failed external movement joints and damaged joints in communal entrances and corridors, on balcony and threshold joints, window and door perimeters on blocks and communal kitchens and washrooms. Looking for mastic applicators who cover Coltness? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.
For buildings around Coltness, we group the work to keep travel and visits down. Send addresses and photographs for a quote covering the batch.
Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Should maintenance staff do it?
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
What we can’t put right
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Misted or failed double-glazed units
- Cracked or crumbling render, brick or stone at the joint edges (we’ll tell you if so)
- Asbestos-containing sealant, which we don’t remove
If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think.
What we seal
- Balcony and threshold joints
- Communal entrances and stairwells
- Shopfronts below residential blocks
- Window and door perimeters on blocks

Cost factors for mastic joints
These are the things that shape the price:
- The site’s rules and procedures
- How much there is to seal
- The size and state of each joint
- Working within restricted access windows
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- What the building is and how it’s used
- The postcode of the building
- The product your specification calls for
- Clear photographs of the problem areas
For a fixed quote, speak to us on 01277 525 020 or email the details over, telling us the site location and the nature of the job. Our quote form is another easy route.
What the job involves on each surface
Commercial and mixed-use buildings
Tenants in commercial buildings need to keep trading, so we plan around them.
Communal areas
Entrance doors, screens and corridor junctions in communal areas all have sealant joints. Tidy, sound joints keep them looking cared for.
Coltness: questions and answers
Is Coltness too small for you to travel to?
No. Places such as Coltness are covered as much as the big towns. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.
We manage a building near Cleland station. Can you help?
Yes, and several blocks can go on one quote. We work to your notice and access arrangements.
Will residents or tenants be disturbed?
We plan around people living or working in the building. We agree the programme so you can notify occupiers and communal access is kept open.
Is asbestos a concern with old mastic?
In older buildings, old mastic can contain asbestos. We check the asbestos register or survey before disturbing it and suspect material is tested first.
Can you seal joints high up on a block?
It depends on the building. We agree access with you at quote stage so the fixed quote reflects it.
Do you work for managing agents and housing associations?
Yes. Most of our mastic sealing is for agents, factors, housing associations and portfolio landlords and work can be quoted per building or as a whole.
Can you work to our specification?
Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.
On site: what to expect
Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Travel to smaller Scottish places like Coltness is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.
- First comes a look at the joints and, for older buildings, the asbestos records.
- A fixed quote covers the joints, products and order of work.
- We strip out the old sealant.
- Joint faces are cleaned, backed and resealed.
- Buildings are completed in turn.
What we need from you
- For older buildings, check the asbestos register before work
- Arrange parking or a loading space
- Agree which areas must stay open

When to call us in Coltness
Many failed joints were sealed without backing rod, so the mastic is glued to the joint bottom too. It can’t stretch properly and it tears.
Most enquiries start with one or more of the following:
- Patchy repairs in mismatched sealant
- Mastic failing across several blocks on an estate
- Water getting in round frames after rain
- Worn sealant at communal door frames
Property owners at sites such as Netherton Industrial Estate (1.8 miles south-west of Coltness) can have mastic renewed between lettings.
Before you book anyone
- What level of public liability insurance do they hold?
- How long is the guarantee, and what does it include?
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- How the joint faces will be prepared and primed
