About our fire stopping in The Stocks

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. If you have damaged fire seals in risers and voids and old intumescent sealant that has split away, we can help. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in The Stocks, that means joint design, primers and backing rod as standard.

Around smaller places like The Stocks, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

From enquiry to sign-off

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Rural sites near The Stocks may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Move anything stored against the joints
  • Send your site hours and access windows
  • Flag any permit to work we’ll need

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Leave it or put it right?

It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. Around The Stocks, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Approving the work on behalf of building control
  • Plastic pipes whose detail calls for a collar or wrap
  • Fire doors, dampers or other fire safety equipment

If you are not sure, just ring 01277 525 020 or send photos by email and we will give you a straight answer before you book.

Surfaces we seal

  • Cable penetrations
  • Service gaps in risers
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows

Compartment walls and floors in The Stocks

In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. The Stocks lies roughly 49 miles out from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls.

In a school such as Wittersham Church of England Primary School, fire-rated sealant goes in around service penetrations where it is specified.

Aftercare for building managers

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Ask the designer to confirm details early on refits
  • Don’t let anyone top up a fire seal with the wrong product
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Keep product data and details in the fire safety file

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail, by someone who knows the system.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.

Questions we are asked in The Stocks

How does the move away from BS 476 affect penetration seals in The Stocks?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can you produce the fire-stopping design for a job in The Stocks?

No. The designer or fire engineer sets the detail and building control accepts it. We install fire-rated and intumescent sealant around service penetrations and linear gaps where it is specified, to the manufacturer’s tested detail.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Is The Stocks in your area?

Yes. The Stocks is in our area, within our coverage of Greater London, South East England and Scotland. For a quote, phone 01277 525 020 or email us.

What’s the quickest route to a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Do you need fire stopping in The Stocks?

Openings in fire-resisting walls usually appear when services are added or changed. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser leaves an opening that nobody returns to. Over a few years of fit-outs, a wall can collect a lot of these.

Most enquiries start with one or more of the following:

  • Old intumescent sealant that has split away
  • Head-of-wall gaps with no fire seal
  • Openings left by services added after handover
  • Unsealed penetrations discovered above suspended ceilings

For a building such as Parish Church of St John the Baptist, new heating or data runs are the usual reason penetrations need sealing.
