Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Act on the first tear or lifting edge rather than waiting
- Inspect exposed joints once the cold weather has passed
- Keep scrapers and ploughs from dragging across joint sealant
- Clear dirt from joint lines during routine cleaning
Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.
Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Sealing early protects the edges.
About our expansion joint sealing in The Stocks
Buildings and slabs are never completely still: they expand in the heat, shrink as they dry, and shift under load. Movement joints are where that movement is absorbed and the seal across each one keeps out water and grit. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors. If you are dealing with leaks through car park deck joints onto the level below and weathered movement joint sealant that no longer flexes, we can put it right. Looking for mastic applicators who cover The Stocks? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
In and around smaller places like The Stocks, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.
The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Honest limits
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Joints too narrow for the movement, which need redesigning by the engineer
- Damaged metal nosings or cover plates over a joint
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
Not sure which it is? You can call 01277 525 020 or use the quote form and we’ll tell you honestly before you book.

How a job runs
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints, and we clear our waste as we work. Jobs in and around smaller places like The Stocks are usually planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.
- We look at the joints, their width and how they’ve failed.
- You get a fixed quote with the product and its movement capability stated.
- We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
- Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
- After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
- Finished joints are checked and backed by our 12-month guarantee.
Preparing the site
- Point out any areas we must not close
- For older buildings, check the asbestos register before work
- Share your working hours and any access restrictions

Advice
Joints that move: notes for The Stocks
Central London is about 49 miles from The Stocks. The South East has large numbers of industrial estates and warehouses along the motorway corridors. The Stocks sits in one of the drier corners of the country, the South East. External joints still wait for dry conditions, and where de-icing salt is spread in winter, open joints let it in.
Schools such as Wittersham Church of England Primary School have movement joints in their walls and floors that are easy to overlook. Around The Stocks, each joint gets a filler or sealant matched to what crosses it and how much it moves.
The Stocks is about 11 miles south-west of Ashford, in Kent. Our applicators travel to The Stocks for work on movement joints, handled exactly as we handle every other area. We work across 931 places in Kent, large and small. For work in that direction, see our Brighton page, about 39 miles away.
Work on movement joints is covered throughout TN30, for business premises of every kind. Streets here include Stocks Road, Budd's Lane and Wittersham Road, and sites on any of them can send details for a fixed quote. What sets the cost
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- Location, for remote and island sites
- Site requirements such as inductions and permits
- Quantities, in metres or numbers
- Joint width, depth and condition
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
What to include in your enquiry
We can often quote from photos and a few details. Please tell us:
- When you need the work done
- Access details, including height
- Clear photos of the problem areas
- The site address and postcode
We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To start the process, speak to us on 01277 525 020 or send photos by email.

Questions we’re asked in The Stocks
Do we have to stop operations in The Stocks while the joints are sealed?
Normally not: we work in sections and hand each one back once it has cured. We agree the sequence and timings with you before we start.
Is The Stocks too far out for you?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
How do I request a quote?
There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.
Do you use silicone or polyurethane in movement joints?
It depends on the movement, exposure and traffic. Low-modulus neutral-cure silicone suits many facade joints, while polyurethane is common in trafficked floor and deck joints unless the specification names something else.
Which sealant will you use?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Are you CHAS accredited?
Yes. We are CHAS accredited and a Constructionline member.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
How the job changes by surface
Cladding panel joints
Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen, and we will confirm the colours available for the specified product.
Car park decks and ramps
Car park joints are some of the hardest-working joints in any building. We use a sealant made for wheel loads and the expected movement, phased so parts of the car park stay open.
Work for main contractors and building owners
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
