Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Fire stopping in Southpark Village, done properly

Opened ceilings and riser doors often reveal service openings nobody sealed. Where the walls and floors already have a fire-stopping specification, we can work to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. If you have penetration schedules that need working through and openings found when ceilings come down for a refit, we can put it right, on small duct penetrations where the tested detail allows, service gaps in risers and linear gaps at wall heads alike. A single leaking joint is often how a building in Southpark Village first comes to us: we look at the rest while we are there and tell you what we find.

In Scotland’s cities, university, hospital and office estates see services added year after year, and new cabling and pipework through compartment walls is a common reason fire stopping gets breached. Intumescent sealant goes in where the specification calls for it, with backing and depth as tested.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Keeping the joints sound

Problems stay small when the joints are checked regularly. In particular:

  • Look above ceilings when tiles are lifted for other jobs
  • Treat an open penetration as a priority repair
  • Foam or ordinary sealant is never a fire-seal repair
  • Ask which product is in place before decorating

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open, not months later.

Different surfaces, different methods

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe, and the tested detail may ask for insulation beyond the wall. If the detail needs something beyond sealant, we tell you.

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.

Service penetrations in Southpark Village buildings

The 2 miles around Southpark Village include two care or nursing homes. Where new services have gone through compartment walls in a care setting, the gaps need the specified product. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. We install fire-rated sealant to that tested detail where it is specified.

In a retail centre such as Greenlaw Retail Park, 1.4 miles to the south of Southpark Village, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail. For a site team at a college like Glasgow Clyde College - Cardonald Campus, 2.7 miles north of Southpark Village, fire-rated sealing is best scheduled after the summer works. For a unit at a site such as South Nitshill Industrial Estate, 0.8 miles to the north-west of Southpark Village, new power or data runs between office and warehouse can breach a compartment wall.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. City jobs in Southpark Village usually need parking and loading planned. Tenement closes, shared stairs and factor approvals may also be involved.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Arrange parking or a loading space
  • Warn occupants and staff about the work

Questions about Southpark Village

Do you cover business parks and estates near Southpark Village, such as South Nitshill Industrial Estate?

Yes. Estates, retail parks and business parks around Southpark Village, South Nitshill Industrial Estate among them, are all within reach. Photos and a short description are enough for a first look.

Will you plan work around the academic year at somewhere like Glasgow Clyde College - Cardonald Campus?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you guarantee your work?

Yes. Our workmanship is backed for 12 months on every job.

What will the job cost?

Every job gets its own fixed quote. For yours, give us a call on 01277 525 020 or email a schedule or drawings with a description of the work.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Can you seal any opening with fire-rated sealant?

No. A sealant’s evidence covers set services, gaps and wall or floor types. If an opening falls outside, it needs another solution.

Is the BS 476 change in 2029 relevant to fire stopping?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes. The European route, BS EN 13501-2, then applies. Product selection stays with your designer.

Quoting for work in Southpark Village

The price varies from site to site. Expect it to depend on:

  • The total length or number of joints
  • Specialist products, such as fire-rated or hygienic sealants
  • Location, for remote and island sites
  • Phasing around occupants

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Before you send an enquiry

To price the job accurately, we need to understand the site. Send us:

  • Anything awkward about access or site hours
  • The asbestos register, for older buildings
  • Clear photos of the problem areas
  • Drawings or a marked-up plan, if available

Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to speak to us on 01277 525 020 or send photos by email.

Why act early in Southpark Village

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. Putting it right is usually a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Resealing promptly protects the stone and the interior.

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
