Need fire stopping in Old Town?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping for commercial buildings in Old Town

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you have open linear gaps along the top of fire-resisting walls and expanding foam used as fire stopping, we can put it right. One point of contact handles commercial sealant work in Old Town from the first photos to the final walk-round, for single jobs and planned programmes alike.

In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we will confirm with the quote.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Aftercare for building managers

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Flag new cables with no seal around them
  • File the specified details where the next contractor can find them
  • Get seals inspected before ceilings and boxing close
  • Put resealing into every M&E and fit-out package

Store the specified product details somewhere the next contractor can find them. It makes later repairs much easier to match.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.

When something else is needed

Honesty saves time and money. Fresh joints won’t solve:

  • Fire risk assessments, a job for a competent assessor
  • Issuing fire ratings or certificates for seals
  • Gaps in walls that were never built as compartment walls

If in doubt, phone 01277 525 020 or send details through our quote form and we’ll say what we think before you book.

Surface by surface

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We follow your schedule area by area, and note anything we find that isn’t on it.

Small ducts

Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products.

Fire stopping around Old Town: what changes locally

Old Town has four care or nursing homes no more than 2 miles away. Care settings depend on compartmentation, so service penetrations made during maintenance or refurbishment need sealing with the specified product. With tenants changing and fit-outs following, London buildings see service routes altered again and again. Where fire-rated sealant is specified, we install it to the tested detail under the building’s permit-to-work arrangements.

Hospital estates such as Croydon University Hospital (to the north of Old Town) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. In a retail centre such as Whitgift Centre, which lies north-east of Old Town, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

Old Town is about 1 mile north-west of Croydon, in Greater London. How a job runs

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access, and our waste is bagged and taken away as we go. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

  • Flag any permit to work we’ll need
  • Tell us which areas need to stay in use
  • Point out parking and an unloading spot

Advice

Your questions answered

How does the move away from BS 476 affect penetration seals in Old Town?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Do you work in London buildings with loading restrictions?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Say when the building is occupied and when it’s quiet, and we will plan accordingly. The ULEZ covers the whole of Greater London, which we allow for

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

Can the sealant be colour-matched?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Do you guarantee your work?

Yes. Workmanship is guaranteed for 12 months on every job.

How long do sealant joints last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Doing it in-house

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Signs you need fire stopping in Old Town

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Deflection and building movement can open these gaps, and a product not tested for that movement may crack. Linear joint details set a width range and movement capability, and the seal has to sit within them.

Look out for the following:

  • Damaged fire seals in risers and voids
  • Unsealed joints where partitions meet the slab
  • Seals that don’t match their tested detail
  • Non-fire-rated filler around services

At a college such as Croydon College (under half a mile east of Old Town), checking penetration seals after summer M&E works is good practice.

Comparing quotes

  • How the joint faces will be prepared and primed
