Fire stopping in Waddon, done properly
No fire sealant works on its own: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and we say so if it doesn’t fit. We work on small duct penetrations where the tested detail allows, pipe penetrations and joints between fire-resisting walls and floors, and what we’re called in for most is fire seals cut back for extra cables and never reinstated and builders’ foam or ordinary silicone in compartment walls. Whether you call it commercial sealant work, mastic application or joint sealing, in Waddon it comes down to the same thing: the right product in a properly prepared joint.
In a London area such as Waddon, buildings are refitted often, and every new cable, pipe or duct through a fire-resisting wall or floor leaves a gap. Each service penetration gets fire-rated or intumescent sealant if that’s what is specified, laid to the product’s tested arrangement.
A 12-month guarantee applies to all our work. Should something we installed fail, ring 01277 525 020 or email a schedule or drawings and we’ll come back to it.

Looking after the joints
After handover, a little attention goes a long way:
- File the specified details where the next contractor can find them
- Agree the fire-stopping specification before services go in
- Arrange inspection before areas are covered up
- Don’t let anyone top up a fire seal with the wrong product
After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.
A simple record of seal locations and products helps. It tells the next contractor exactly what to reinstate, and it helps at inspections.
Common problems we fix in Waddon
Plenty of openings were simply never closed because they sat out of sight above a ceiling or inside a riser. They come to light during inspections, refits or when another trade lifts a tile.
Look out for the following:
- Snag lists that include open service penetrations
- Improvised or mixed-product fire seals
- Expanding foam used as fire stopping
- Unsealed joints where partitions meet the slab
Offices at parks like Spitfire Business Park (to the south-west of Waddon) are re-cabled with each new tenant, and compartment walls need sealing afterwards to the tested detail.

Questions we are asked in Waddon
How does the move away from BS 476 affect penetration seals in Waddon?
From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.
Can work at a site such as Croydon College fit around teaching?
Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.
Are you CHAS accredited?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Who decides which product is used?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we will price the work to it.
When can the area be used after sealing?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
Do you offer coloured sealant?
That depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.
What we can’t put right
We check first that sealant really is the fix. It isn’t the answer for:
- Construction that lacks the fire resistance the seal relies on
- Approving the work on behalf of building control
- Openings that need collars, wraps, batts or boards rather than sealant
Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.
Joints and surfaces we work on
- Joints between fire-resisting walls and floors
- Cable penetrations
- Pipe penetrations
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Service gaps in risers
How the job changes by surface
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.
Drylining partitions
Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers.

Fire stopping around Waddon: how the place shapes the job
London’s office and residential buildings are refitted constantly, and each round of cabling or pipework can leave open penetrations. Penetrations are sealed with the specified product, to its tested detail, under the building’s own permit rules. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
Workshops and IT rooms at colleges like Croydon College, 1 mile north-east of Waddon, are re-serviced often, leaving penetrations to seal. In a hotel such as The Waddon Hotel (less than half a mile north-west of Waddon), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.
Waddon is about 1 mile west of Croydon, in Greater London. Our applicators travel to Waddon for work on service penetrations. Across Greater London, 764 places are covered, including Waddon. We also cover London, around 9 miles from Waddon.

Commercial clients in Waddon
If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Diagnose, treat, sign off
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. In Waddon, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.
- We ask for the product and detail your designer has specified.
- Openings are measured and grouped by detail.
- Improvised fillers and failed sealant are removed.
- Where the detail needs backing, it goes in at the stated depth.
- We gun the sealant in to the specified depth around each service and tool it.
- Completed areas are checked with you, with the records agreed when we quoted.
Before we start on site
- Send asbestos survey details if the building is pre-2000
- Let building users know which areas are affected
- Make sure the joints can be reached
