Need fire stopping in North Connel?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How a job runs

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes anything from one day to a planned run of visits, depending on the number of seals and the access, and we clear our waste as we work. Where we can, we combine work around North Connel with other jobs nearby. Let us know if your dates have any give.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

How we handle fire stopping in North Connel

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. If the detail calls for something other than sealant, we say so rather than force sealant into it. We work on linear gaps at wall heads, pipe penetrations and joints between fire-resisting walls and floors, and the usual reasons a site gets in touch are fire-rated sealant that has cracked or shrunk back and unsealed openings around new pipes and cables. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in North Connel, preparation and product choice get the time they need.

Hotels and care homes around smaller places like North Connel often have services added during refurbishment. We fit the specified fire-rated sealant as its published detail shows and raise it if another product is needed.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Your questions answered

Is North Connel too small for you to travel to?

No. Places such as North Connel are covered as much as the big towns. Every Scottish council area is within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Which Scottish guidance covers penetration seals in North Connel?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Can you quote from photos?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, and bigger or more complex jobs usually get a visit.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Can staff carry on working while you’re here?

Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.

What will the job cost?

Every job gets its own fixed quote. For yours, call the office on 01277 525 020 or use the quote form.

Looking after the joints

Regular inspection catches problems early. In particular:

  • Check with the data sheet before painting over fire sealant
  • Agree the fire-stopping specification before services go in
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Include service cupboards in routine inspections

Don’t patch a fire-rated seal with anything outside its tested detail. Repairs need the same product and detail as the original.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts.

When to call us in North Connel

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

It’s worth sending us details if you spot any of the following:

  • Expanding foam used as fire stopping
  • Unsealed openings around new pipes and cables
  • Open linear gaps along the top of fire-resisting walls
  • Damaged fire seals in risers and voids

For a hospital such as Lorn and Islands Hospital, which lies south-west of North Connel, penetration sealing is usually phased ward by ward, with infection-control rules agreed first.

What to look for in a quote

  • Whether their applicators hold CSCS cards
  • Can the work be phased to keep areas open?
  • What level of public liability insurance do they hold?
  • The terms of the workmanship guarantee

Questions to ask before you appoint anyone

Different surfaces, different methods

Plastic pipes

Plastic waste pipes through slabs come up often. The detail decides whether sealant alone is enough.

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail.

What we can’t put right

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Gaps in walls that were never built as compartment walls
  • Large openings beyond what any sealant detail covers

Not sure which it is? You can call 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

Surfaces we seal

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Pipe penetrations
  • Cable penetrations

What happens if it’s left?

Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these and the building feels the difference. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like North Connel, a repair visit takes planning, so it’s better to act early.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Penetration seals near North Connel

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with products tested for that end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

In a hotel such as Falls of Lora Hotel (0.7 miles south-east of North Connel), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. In a building such as St Oran's Church of Scotland, any service penetration through a fire-resisting wall should be sealed to the specified detail.
