About our fire stopping in Hurlet

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints and the results are classified to BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. So our job is to reproduce that arrangement faithfully. Most enquiries involve old intumescent sealant that has split away and hidden openings found during inspections, across service gaps in risers, small duct penetrations where the tested detail allows and pipe penetrations. A specialist sealant contractor works differently from a general builder: in Hurlet, that means joint design, primers and backing rod as standard.

Large city estates in Scotland, from universities to hospitals and offices, are re-serviced constantly, and new cabling and pipework through compartment walls is a common reason fire stopping gets breached. Intumescent sealant goes in where the specification calls for it, with backing and depth as tested.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

On site: what to expect

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. For premises in Hurlet, tell us about access times, shared entrances and any building rules, and we will plan the work to suit, phased where areas need to stay in use.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Point out any areas we must not close
  • Share your working hours and any access restrictions
  • Let us know about inductions and permits

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

How the quote is worked out

Quotes vary with the job. It mainly depends on:

  • Phasing around occupants
  • Whether old sealant has to be cut out first
  • Backing rod, priming and other preparation
  • Site requirements such as inductions and permits

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

What to include in your enquiry

It doesn’t need to be a full survey. These details are enough to start:

  • The postcode of the building
  • Your programme or deadline
  • Clear photographs of the problem areas
  • Access details, including height

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

FAQs: Hurlet

Can work in a care setting near Hurlet go ahead while residents are there?

Yes, with the manager deciding the order and timing of rooms. Any site rules, from signing in to infection control, are agreed before we start.

Can you work at a site such as Blackbyres Industrial Estate, by Hurlet?

Yes. We cover Hurlet and the area around it, including industrial estates, business parks and retail parks such as Blackbyres Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Do you certify or sign off fire stopping?

No. Sign-off isn’t ours to give, and we don’t hold a third-party installer certificate. Our part is fitting the specified product to its tested detail.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

How do we ask for a quote?

The quote form is the simplest route, though you can also ring 01277 525 020 or email the details over. Include photos or drawings if you have them.

What do BS EN 1366-3 and BS EN 13501-2 mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.

How the job changes by surface

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We work through the areas on your schedule methodically, and note anything we find that isn’t on it.

Drylining partitions

Holes in board are often cut larger than needed. If the gap exceeds the tested range, sealant alone won’t do.

Building owners, agents and FMs in Hurlet

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • Approving the work on behalf of building control
  • Walls or floors that aren’t fire-resisting to begin with
  • Writing the fire-stopping specification

If you’re not sure, just phone 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer before you book.

What we seal

  • Cable penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

Fire-rated sealing for Hurlet buildings

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, using products tested for the way they’re used. Where fire-rated sealant is specified, that’s what we install, to the tested detail. There are two care or nursing homes within about 2 miles of Hurlet. Care homes rely on fire-resisting walls and floors, and maintenance work that breaks through them leaves openings to seal.

For a hospital such as Leverndale Hospital (1.1 miles north of Hurlet), penetration sealing is typically phased ward by ward, with infection-control rules agreed first. For a unit at a centre such as Silverburn Shopping Centre, 1.3 miles to the east of Hurlet, penetration seals are worth checking after each shop fit. For a unit at a site such as Blackbyres Industrial Estate, 0.7 miles south-west of Hurlet, new power or data runs between office and warehouse can breach a compartment wall.

Hurlet is about 2 miles north-east of Barrhead, in Glasgow. Hurlet sits inside our coverage and the rest of Glasgow, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Hurlet is one of 171 places we cover in Glasgow for service penetrations.

Why it’s worth doing now in Hurlet

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is typically a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Acting early avoids disputes and bigger repairs.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
