Washroom sealing in Hurlet
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. We are fully insured. Every resealed washroom carries our 12-month guarantee. If you’re dealing with gaps where vanity tops meet the wall and stained sealant around pans and urinals, we can put it right, whatever the surface. One point of contact handles commercial sealant work in Hurlet from the first photos to the final walk-round, whether it’s one building or several.
Hospitality businesses in Scotland’s cities rely on washrooms and kitchens that look right and clean easily. Washrooms get anti-mould sanitary silicone and kitchens hygienic sealant, food-safe where needed.
A 12-month guarantee applies to all our work. If an installation problem shows up, ring 01277 525 020 or send details through our quote form and we will arrange a return visit.

Aftercare for building managers
Regular inspection catches problems early. In particular:
- Report faulty extraction promptly
- Share your site rules when you send details
- Photograph and log failed joints across the estate
- Respect the cure time before reopening each room
Squeegeeing showers and trays after heavy use helps. Joints that sit wet for hours fail sooner.
Water getting behind IPS panels and vanity units can swell the boards. Once that happens, a reseal won’t fix them.
What else we do in Hurlet
Why deal with it now?
A tired-looking washroom doesn’t always need a refurbishment. If the finishes are in good order, replacing the sealant may do much of what’s needed for now. In Hurlet, as across Scotland, rain finds any gap, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.
What you get with us

Owners, agents and contractors
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
What we can’t put right
We check first that sealant really is the fix. It isn’t the answer for:
- Condensation from failed extract fans
- Loose panels, vanity units or tiles, which need fixing first
- A dripping waste or valve behind a panel
Not sure which it is? You can ring 01277 525 020 or send details through our quote form and we’ll tell you honestly.
What we seal
- Showers, trays and wet room floors
- Urinals and WCs
- Accessible toilets and changing rooms
- Kitchens and tea points
- IPS panels and cubicles
- Vanity units and basins
On site: what to expect
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Give us the access times and building rules for your premises in Hurlet, so the work can be phased and areas kept in use.
- We survey each room, count the joints and note anything behind them that needs another trade.
- The phasing is agreed so there are always facilities open.
- We strip out the old bead and clean off the residue left behind.
- Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
- New sanitary silicone with anti-mould additives goes in and is tooled neat.
- Each room is handed back once the sealant has had its cure time.
What we need from you
- Move anything stored against the joints
- Tell us your opening times and when work is allowed
- Share the asbestos register for older buildings

Washroom sealing around Hurlet: points for this area
The 2 miles around Hurlet include two care or nursing homes. In a care setting, a mouldy or lifting joint in a wet room is a hygiene issue as much as a cosmetic one. Rooms are done a few at a time at times agreed with the home. Hurlet is on Scotland’s wetter western side. Where ventilation is poor, damp washrooms here tend to see black mould in the sealant sooner.
Halls of residence and teaching buildings at universities such as University of Glasgow Gilmorehill Campus (to the north-east of Hurlet) are easiest to reseal during vacations. Welfare facilities in units on estates such as Blackbyres Industrial Estate (0.7 miles south-west of Hurlet) have showers, toilets and kitchens with sealant that works hard. Customer toilets in retail centres such as Silverburn Shopping Centre (to the east of Hurlet) rarely close, so resealing is phased.

What sets the cost
The price varies from site to site. Expect it to depend on:
- How accessible the joints are
- Working within restricted access windows
- The site’s rules and procedures
- The product specified
We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.
Sending details for a quote
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Approximate linear metres or a joint schedule
- What the building is and how it’s used
- Clear photos of the problem areas
- The product your specification calls for
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to speak to us on 01277 525 020 or use the quote form.
Questions we are asked in Hurlet
Can you work on a hospital site such as Leverndale Hospital?
Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.
Could you schedule work at a campus like University of Glasgow Gilmorehill Campus for the vacation?
Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
How much does the work cost?
There isn’t a price list, because every site is different. With photos or drawings, we can give you a fixed quote.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, which many sites require.
Do you need to remove the old sealant?
We strip every bit of the failed bead and wipe away the residue first. It’s the difference between a joint that lasts and one that peels.
