Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Foam or ordinary sealant is never a fire-seal repair
  • Ask the designer to confirm details early on refits
  • File the specified details where the next contractor can find them
  • Flag new cables with no seal around them

Don’t patch a fire-rated seal with anything outside its tested detail. Repairs need the same product and detail as the original, or a new specification from the designer.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there instead of being left for someone else.

Fire stopping in Hillside

A fire-rated sealant is only one part of a tested system: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and we say so if it doesn’t fit. We work on linear gaps at wall heads, cable penetrations and service gaps in risers, and the failures we are asked to look at most are service penetrations left open after M&E works and seals that don’t match their tested detail. Facilities teams, main contractors and managing agents in Hillside tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In smaller Scottish places like Hillside, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Diagnose, treat, sign off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Tell us who will meet us and how to get in at your building near Hillside. We’ll confirm the plan with the fixed quote.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Preparing the site

  • Send any specification or drawings in advance
  • Move anything stored against the joints
  • Send your site hours and access windows

Ask for a quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Questions about Hillside

Is Hillside off your patch?

No. Small places get the same service as large ones. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Can you work at a site such as Forties Road Industrial Estate, by Hillside?

Yes, sites like Forties Road Industrial Estate are within our area, along with the rest of Hillside. A few photographs and the unit address let us price the work.

Is sealant suitable for all service openings?

No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards, and we’ll tell you when that applies.

Are you members of a third-party fire-stopping installer scheme?

No, and we won’t imply otherwise. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them, so it’s worth checking what your contract says. Where it isn’t required, we install the specified sealant to the maker’s details.

Will you sign off the seals for us?

No. Sign-off belongs to the designer or building control, not the installer. We’ll confirm the products and details used and agree any further records when we quote.

Do you take on multi-site work?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Is BS 476 being phased out?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes, subject to the Government’s transitional arrangements. After that, the European classification under BS EN 13501-2 is the route. Product selection stays with your designer.

What sets the cost

Before we quote, we look at:

  • Location, for remote and island sites
  • The total length or number of joints
  • The product specified
  • The size and state of each joint

Pricing service penetrations depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • Photos of the joints, close up and from further back
  • Any dates the work must fit around
  • Where the site is, with the postcode
  • The product your specification calls for

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Do you need fire stopping in Hillside?

Openings in fire-resisting walls usually appear when services are added or changed. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Over a few years of fit-outs, a wall can collect a lot of these.

If one of these sounds familiar, it’s time for a closer look:

  • Open linear gaps along the top of fire-resisting walls
  • Hidden openings found during inspections
  • Openings left by services added after handover
  • Expanding foam used as fire stopping

Where a unit on an estate such as Forties Road Industrial Estate, which lies south-east of Hillside, has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail.

Before you book anyone

  • How the joint faces will be prepared and primed
  • Will failed sealant be removed rather than covered?
  • How joint depth will be controlled
  • The named product and why it was chosen

Our contractor checklist

What happens if it’s left?

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. Around smaller places like Hillside, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Different surfaces, different methods

Small ducts

We seal around ducts only within what the tested detail covers. The ductwork, its supports and any dampers are for the ductwork contractor.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range, and the detail may call for board patching or another product.

Compartments and services around Hillside

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Wherever services are added at a hospital such as Stracathro Hospital (to the north-west of Hillside) the compartment line has to be made good with the specified product.
