Fire stopping for Craigo sites

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

What happens if it’s left?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. For buildings near Craigo, dealing with all the failing joints at once saves return trips. Photos of each area help us quote the whole job.

Pricing service penetrations depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

How we handle fire stopping in Craigo

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, call the office on 01277 525 020 or email the details over with the schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. The enquiries we see most involve unsealed joints where partitions meet the slab and expanding foam used as fire stopping, on linear gaps at wall heads, small duct penetrations where the tested detail allows and joints between fire-resisting walls and floors. Looking for mastic applicators who cover Craigo? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around smaller places such as Craigo, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the quote is worked out

We price every job individually. The things that drive the figure:

  • Joint width, depth and condition
  • Any access equipment needed
  • Travel to remote or island sites
  • Site requirements such as inductions and permits

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Details that help us quote

We can often quote from photos and a few details. It helps to include:

  • How the joints are reached, and at what height
  • Rough lengths or quantities, or drawings if you have them
  • Photos of the joints, close up and from further back
  • Any dates the work must fit around

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or give us a call on 01277 525 020 or email us if you’d rather talk the job through.

When to bring in a specialist

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Fire-rated sealing for Craigo buildings

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, and products should be tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

For a hotel such as Marykirik Hotel, 0.8 miles to the north of Craigo, penetration seals are worth checking after any refit or services upgrade. In a building such as Aberluthnott Parish Church, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Craigo is about 4 miles north-west of Montrose, in Angus. Our applicators travel to Craigo for work on service penetrations. 65 places across Angus fall within our area, including Craigo. There’s a separate page for Dundee, roughly 27 miles from Craigo.

Postcode districts covered here: DD10 for service penetrations. If your building is just outside Craigo, we cover Marykirk (1 mile north), Hillside (2 miles south-east), Luthermuir (3 miles north-west), St Cyrus (4 miles east) and Sauchieburn (4 miles north-west). Bigger towns within reach include Arbroath (15 miles south), Brechin (6 miles south-west), Letham (14 miles south-west), Edzell (6 miles north-west), Ferryden (5 miles south) and Friockheim (11 miles south-west).

How a job runs

Site rules come first: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Where we can, we combine work around Craigo with other jobs nearby. Let us know if your dates have any give.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Tell us your opening times and when work is allowed
  • For older buildings, check the asbestos register before work
  • Clear stock, furniture or equipment away from the joints

Quotes

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

When to call us in Craigo

Some seals fail because the wrong product went in: expanding foam or a general-purpose sealant pushed into a gap to tidy it. It may look closed, but it has no tested fire performance in that position and has to be removed.

These are often picked up first by site or facilities staff:

  • Open linear gaps along the top of fire-resisting walls
  • Non-fire-rated filler around services
  • Fire seals cut back for extra cables and never reinstated
  • Service penetrations left open after M&E works

Large healthcare estates like Stracathro Hospital, 4 miles to the west of Craigo, change their services often, so penetration seals are worth checking after M&E work.

What to look for in a quote

  • Which product they’ll use, and why it suits the joint
  • What level of public liability insurance do they hold?
  • Are they CHAS accredited or on Constructionline?
  • Will RAMS and insurance details be available?

How to choose a sealant contractor

Craigo: questions and answers

How do the Scottish rules apply to fire-rated sealing in Craigo?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Do you take on work at healthcare sites like Stracathro Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

How long does a job like this take?

That varies with the scale of the job, though a typical visit usually takes a single visit for a short list of penetrations, or a phased programme for a whole building. For bigger or phased jobs, we’ll set out a timescale with the quote.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we will price the work to it.

Can staff carry on working while you are here?

Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Is colour matching possible?

That depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

What the job involves on each surface

Masonry and concrete

Many seals are made in blockwork, brickwork or concrete slabs. Dust and debris are cleared from the opening, with backing added if the detail requires it.

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail, and we tell you if the bundle exceeds what sealant covers.
