Fire stopping for Bogston sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What sealant work can’t fix

We check first that sealant really is the fix. It isn’t the answer for:

  • Approving the work on behalf of building control
  • Plastic pipes whose detail calls for a collar or wrap
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can call 01277 525 020 or use the quote form and we will tell you honestly.

Surfaces we seal

  • Pipe penetrations
  • Cable penetrations
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Joints between fire-resisting walls and floors

About our fire stopping in Bogston

It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required; sign-off sits with them too. We fit the specified fire-rated sealant following that specification and the maker’s installation guidance in Bogston and nearby. If you have seals that don’t match their tested detail and unsealed penetrations discovered above suspended ceilings, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Bogston is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Refurbishments in small hotels, schools and care homes around places like Bogston can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

Our workmanship is guaranteed for 12 months, wherever the site is. If our installation lets you down in that time, we return and fix it.

How the quote is worked out

Quotes vary with the job. It mainly depends on:

  • The product specified
  • How much there is to seal
  • How much existing material needs removing
  • Travel to remote or island sites

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote.

What to include in your enquiry

However big the job, the same details help:

  • Photos of the joints, close up and from further back
  • Your programme or deadline
  • What the building is and how it’s used
  • Specification clauses that apply

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, call the office on 01277 525 020 or email the details over.

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

Compartments and services around Bogston

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. We install fire-rated sealant to that tested detail where it is specified. A 2-mile radius around Bogston takes in a number of hotels. In hotels, bedroom and corridor walls are typically fire-resisting, so services added in a refit need sealing with the specified product.

Hospital estates such as Greenock Royal Infirmary, 2.4 miles to the west of Bogston, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. For a building such as West Church (Port Glasgow), new heating or data runs are the usual reason penetrations need sealing. For a building at a site such as Kingston Business Park, less than half a mile south of Bogston, a check of penetration seals after each fit-out is good practice.

Bogston is about 1 mile north-west of Port Glasgow, in Inverclyde. Across the PA14 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 19 places in Inverclyde. Our Glasgow page has more on work in that area, about 18 miles away.

Business premises anywhere in PA14 and PA15 are within our area for service penetrations. Buildings on Glen Avenue, Bogston Lane and Devol Avenue are within our area. We also cover Port Glasgow (1 mile south-east), Cartsdyke (1 mile west), Mid Auchinleck (2 miles south-east), Bardrainney (2 miles south-east) and Woodhall (2 miles east). How a job runs

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next. Jobs near Bogston are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Preparing the site

  • For older buildings, check the asbestos register before work
  • Make sure the joints can be reached
  • Tell staff and tenants when we’ll be in

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Leave fire sealant to cure fully before covering it
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Check risers and ceiling voids after each round of works
  • Flag new cables with no seal around them

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.

Common questions from Bogston clients

Is Bogston too far out for you?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Is hospital work, at somewhere like Greenock Royal Infirmary, something you do?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Do you guarantee your work?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

When can the area be used after sealing?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Do you design or specify fire stopping?

No. The specification comes from your designer, fire engineer or building control. Our role is installing what they specify, to the product’s tested detail.

How the job changes by surface

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. We use the product and backing the detail names for that movement, with no gaps along the run.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. If the gap exceeds the tested range, sealant alone won’t do and we will tell you what the detail says instead.
