Fire stopping for Carlton Hill sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Fire stopping in Carlton Hill, done properly

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. If you have old intumescent sealant that has split away and seals that don’t match their tested detail, we can put it right, on joints between fire-resisting walls and floors, pipe penetrations and small duct penetrations where the tested detail allows alike. Facilities teams, main contractors and managing agents in Carlton Hill tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Around Carlton Hill, penetration and linear seals tend to be one-building jobs. Send the specification, drawings or photographs of the openings and we’ll quote to suit.

We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

For managing agents and facilities managers

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Service penetrations in Carlton Hill buildings

Carlton Hill lies roughly 47 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.

Where a unit on an estate such as Freshfield Industrial Estate, which lies east of Carlton Hill, has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. Wherever services are added at a hospital such as Royal Sussex County Hospital, 0.6 miles south-east of Carlton Hill, the compartment line has to be made good with the specified product. At a university such as University of Brighton Moulesecoomb Campus (1.6 miles north of Carlton Hill), labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work.

Carlton Hill is about 1 mile south of Brighton, in Brighton and Hove. We cover commercial sites throughout Carlton Hill, for single jobs and planned programmes alike. Across Brighton and Hove, 29 places are covered, Carlton Hill among them.

We cover the BN2, BN1 and BN50 postcode districts. For a building on New Road, North Road and Brills Lane or nearby, send details and we’ll quote for service penetrations. Access to Carlton Hill is via the A259 among other routes. Just outside Carlton Hill, we also work in Hanover (1 mile north), Brighton (1 mile north), West Hill (1 mile north-west), Kemptown (1 mile south-east) and Seven Dials (1 mile north-west). Bigger towns within reach include Brighton and Hove (3 miles west), Portslade (4 miles west), Aldrington (3 miles west), Hangleton (3 miles north-west), Patcham (3 miles north) and Westdene (3 miles north-west).

On site: what to expect

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Several jobs near Carlton Hill can be grouped on one trip. Tell us your site hours and we’ll plan around them.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Advice

What happens if it’s left?

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. For buildings in places like Carlton Hill, one well-planned visit beats several small ones, so we’d suggest renewing all the joints that are going, not just the worst.

There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we’ll price your job on its own details.

Maintenance after handover

A few simple habits keep the new joints working:

  • Keep product data and details in the fire safety file
  • Don’t let anyone top up a fire seal with the wrong product
  • Put resealing into every M&E and fit-out package
  • Treat an open penetration as a priority repair

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, so check the product data first.

Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate, and it helps at inspections.

Your questions answered

Is Carlton Hill too small for you to travel to?

Not at all. Carlton Hill is within our area. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you work in a care home near Carlton Hill with residents in?

Yes. Care settings are planned area by area, at times agreed with the home. Any site rules, from signing in to infection control, are agreed before we start.

How do you choose the sealant?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Do you hold third-party fire-stopping installer certification?

No. We don’t hold a third-party fire-stopping installer certificate. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.

What do BS EN 1366-3 and BS EN 13501-2 mean?

The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. EI 60 means integrity and insulation for 60 minutes in the tested arrangement.

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

What affects the price in Carlton Hill

Quotes vary with the job. Expect it to depend on:

  • Whether old sealant has to be cut out first
  • Joint width, depth and condition
  • The site’s rules and procedures
  • The product specified

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Before you send an enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Anything awkward about access or site hours
  • Asbestos survey details if the building is older
  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.
