Facade sealing for Toogs sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

About our facade sealing in Toogs

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site. If you have facade joints cracked through the middle and water coming in around window frames, we can help, on shopfront frames, perimeter joints where frames meet the structure and coping and flashing joints alike. Facilities teams, main contractors and managing agents in Toogs tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Construction around smaller Scottish places like Toogs is often one-off schemes: a school, a health centre, a hotel extension or a few houses. The mastic still needs to suit exposed elevations and Scottish weather.

We stand by our work: 12 months, guaranteed. That covers our preparation and application.

Honest limits

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Damaged frames that need replacing
  • Arranging specialist high-level access, which is planned with the client
  • Movement beyond what any sealant can handle

If you are not sure, just ring 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer.

Surfaces we seal

  • Shopfront frames
  • Cladding panel joints
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Window and door perimeters

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather, and we clear our waste as we work. Where we can, we combine work around Toogs with other jobs nearby. Let us know if your dates have any give.

  1. Access, site rules and timing are settled with the client up front.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. We hand over with our 12-month workmanship guarantee.

What we need from you

  • Have the specification and drawings to hand
  • Send asbestos survey details if the building is pre-2000
  • Tell us your opening times and when work is allowed

Advice

New build and refits around Toogs

The sea is no more than about 1 mile from Toogs. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Being in the east of Scotland, Toogs gets less rain than the west coast. Winter mornings can still bring frost and condensation on steel and glass. We agree external dates with the site team and keep internal work ready.

Around Toogs, as anywhere, a facade joint depends on its sizing, backing rod and preparation.

Toogs is in the Shetland Islands. We cover commercial sites throughout Toogs, for single jobs and planned programmes alike. Toogs is one of 63 places we cover in the Shetland Islands for facade joints.

Postcode districts covered here: ZE2 for facade joints. We also cover Hamnavoe (1 mile north), Scalloway (4 miles north-east), Cunningsburgh (4 miles south-east), Bremirehoull (4 miles south-east) and Aithsetter (5 miles south-east) for facade joints. A short drive away, we cover Lerwick (7 miles north-east), Sound (7 miles north-east) and Sandwick (7 miles south-east). For island and remote sites, travel and materials need planning ahead, so include the location in your enquiry.

FAQs: Toogs

Can the mastic package for our job in Toogs follow the site programme?

Yes. The mastic is planned around your key stages. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Does a coastal location like Toogs affect which sealant is used?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Can one quote cover more than one building?

Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.

Are you insured?

Yes. We are fully insured, including public liability cover.

Will rain stop the work?

Rain and frost can pause external sealing. We plan for weather and keep you updated.

Is old mastic on our building likely to contain asbestos?

In older non-domestic buildings, old sealant can contain asbestos. The dutyholder’s asbestos register should be checked first; if it’s suspected, work stops until it has been tested. Removal of asbestos isn’t something we do.

What sets the cost

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Quantities, in metres or numbers
  • Access and working height
  • The site’s rules and procedures
  • Backing rod, priming and other preparation

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Details that help us quote

There’s no need for a formal survey. These details are enough to start:

  • The type of building and who uses it
  • Any dates the work must fit around
  • The product your specification calls for
  • Drawings or a marked-up plan, if available

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.

When to bring in a specialist

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Signs you need facade sealing in Toogs

Overlaying old sealant is a common shortcut that fails quickly. Fresh silicone won’t stick to cured silicone.

If one of these sounds familiar, it’s time for a closer look:

  • Previous reseals run over old sealant
  • Old perimeter mastic that has dried out
  • Staining on stone next to old sealant
  • Air leaks through failed facade joints

On any site in or around Toogs, the mastic follows the specification and the programme.

Questions to ask before you book

  • Whether old or failed sealant will be cut out, not overlaid
  • Are they CHAS accredited or on Constructionline?
  • Their public liability cover
  • Which product they’ll use, and why it suits the joint
