Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Longlands

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. Most enquiries involve penetration schedules that need working through and unsealed penetrations discovered above suspended ceilings, across small duct penetrations where the tested detail allows, joints between fire-resisting walls and floors and linear gaps at wall heads. Facilities teams, main contractors and managing agents in Longlands tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we will confirm with the quote.

Every job we finish is backed by a 12-month workmanship guarantee, in Longlands as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Questions about Longlands

Could you schedule work at a campus like University of Greenwich Avery Hill Campus for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Do you take on jobs in Longlands where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

What does an EI 60 rating mean?

The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. An EI 60 seal kept its integrity and insulation for 60 minutes as tested; installing to the detail is what carries that across to site.

From enquiry to sign-off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before the next one starts. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Share your working hours and any access restrictions
  • Send any specification or drawings in advance

Compartment walls and floors in Longlands

Longlands has a number of hotels close by, all within 2 miles. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close. Every new tenant in a London building tends to bring new cabling, and with it new holes through compartment walls. We install fire-rated sealant where it is specified and work within the building manager’s permit system.

Tenant changes at parks like Green Lane Business Park (1.1 miles west of Longlands) bring new data and services, and openings through fire-resisting walls need the specified seal. In a retail centre such as Nugent Retail Park (2.8 miles south-east of Longlands), any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

Longlands is about 1 mile west of Sidcup, in Greater London. Anywhere in DA15, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Longlands is one of 764 places we cover in Greater London for service penetrations. London is covered too, some 9 miles away.

Business premises anywhere in DA15, DA14 and SE9 are within our area. We cover commercial and managed buildings on Main Road, Alder Road and Sidcup Road. Longlands sits on or close to the A211. We also cover Foxbury (1 mile south), New Eltham (1 mile north-west), Chislehurst (1 mile south-west), Coldharbour (1 mile west) and Blackfen (1 mile north) for service penetrations. Different surfaces, different methods

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. We reseal around them to the specified detail.

Masonry and concrete

Many seals are made in blockwork, brickwork or concrete slabs. Dust and debris are cleared from the opening.

When it isn’t the sealant

Honesty saves time and money. Fresh joints won’t solve:

  • Approving the work on behalf of building control
  • Fire risk assessments, a job for a competent assessor
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we’ll tell you honestly.

What we seal

  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Cable penetrations
  • Service gaps in risers
  • Pipe penetrations

When to call us in Longlands

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in.

Most enquiries start with one or more of the following:

  • Fire sealant pulled out of the opening
  • Hidden openings found during inspections
  • Open linear gaps along the top of fire-resisting walls
  • Snag lists that include open service penetrations

At a university such as University of Greenwich Avery Hill Campus (1.1 miles north of Longlands), labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work.

Questions to ask before you book

  • How joint depth will be controlled
  • Proof of insurance
  • Whether primer will be used where the manufacturer specifies it
  • Health and safety accreditation such as CHAS

Building owners, agents and FMs in Longlands

Building owners and managing agents use us on everything from one building to a spread of sites around Longlands. One quote can cover more than one site, which keeps the paperwork simple.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Longlands can form part of a wider programme.

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Check with the data sheet before painting over fire sealant
  • Agree the fire-stopping specification before services go in
  • Keep general-purpose fillers away from compartment walls
  • Make fire stopping part of every scope that crosses a fire-resisting wall

After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.
