Questions about Chelsea

Can you work in a London building with booked loading and goods-lift slots?

Yes, we plan every London job around the building’s own access rules. The building manager’s rules go straight into our method.

Does a hotel in Chelsea need to shut while its sealant is renewed?

In the majority of cases no closure is needed: we work room by room or floor by floor. The plan is built around your bookings.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Is Chelsea in your area?

Yes. We take on work across Chelsea, and the same phone number covers every area.

Do you phase washroom resealing?

Only the area we are working in is closed. Each room reopens after the sealant’s cure time, then we move on.

How do we ask for a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. New anti-mould sanitary silicone is the treatment and check the ventilation isn’t the cause.

How we handle washroom sealing in Chelsea

In a commercial washroom, sealant is normally the first thing to wear out. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day, and once mould grows into it, it can’t be scrubbed out. We strip it out and lay new anti-mould sanitary silicone. If you have gaps where vanity tops meet the wall and open joints at the base of cubicle panels, we can put it right, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Chelsea is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Washrooms in London offices, hotels and gyms are used hard from morning to evening. Mouldy or split sealant at vanity tops, IPS panels and urinals is replaced with anti-mould sanitary silicone, in phases so some facilities stay open.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

General trades versus a specialist

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Commercial washrooms in Chelsea

Chelsea has plenty of hotels close by, all within 2 miles. En suite bathrooms, staff changing rooms and kitchens all need their sanitary silicone renewed in time. We work a handful of rooms at a time, so the hotel keeps letting the rest. Busy London buildings need some toilets open at all times, so resealing goes floor by floor, agreed with the facilities team.

At a hotel such as Oakley Hotel, less than half a mile south-west of Chelsea, the quieter weeks are the time to reseal bathrooms. For a college such as St Mellitus Theological College (1 mile west of Chelsea), half-term and summer give the windows for washroom work. Clinical washrooms at sites like Royal Brompton Hospital, less than half a mile west of Chelsea, are scheduled with the ward so the room is out of use for as little time as possible.

Chelsea is about 2 miles south-east of Kensington, in Greater London. Our applicators travel to Chelsea for work on washrooms and wet areas. 764 places across Greater London fall within our area, including Chelsea.

We take on washrooms and wet areas across the SW3, SW10, SW1X and SW1W postcode area, for business premises of every kind. Buildings on Markham Square, Wellington Square and Tedworth Square are within our area for washrooms and wet areas. Chelsea sits on or close to the B302 and B304, useful when we plan access and materials. Just outside Chelsea, we also work in Brompton (1 mile north), South Kensington (1 mile west), Little Chelsea (1 mile south-west), Belgravia (1 mile north-east) and World's End (1 mile south-west). A short drive away, we cover London (3 miles east), St Pancras (3 miles north-east), Shoreditch (5 miles north-east), Walthamstow (9 miles north-east), Hoxton (5 miles north-east) and Whitechapel (5 miles north-east).

For managing agents and facilities managers

CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

What the job involves on each surface

IPS and cubicle panels

Cubicle and IPS panels move when leaned on or knocked so the bead needs to cope with it. Loose panels are flagged before any sealant goes on.

Urinals and WC pans

Joints around urinals and WC pans take splashes, cleaning chemicals and knocks. Stained or split joints here trap smells and make the room look neglected.

Our process

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. First, the phasing is agreed so facilities stay open.
  2. Anything behind the joints that needs another trade is flagged.
  3. Old sealant is stripped and the faces prepared.
  4. The right sanitary or food-safe sealant is applied.
  5. We confirm reopening times for each washroom.

How the quote is worked out

What shapes the price:

  • Whether the work must be split into stages
  • Access and working height
  • Which sealant the job calls for
  • Removal of failed or old sealant

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.

Before you send an enquiry

To price the job accurately, we need to understand the site. Useful things to include:

  • Clear photos of the problem areas
  • The site address and postcode
  • Approximate linear metres or a joint schedule
  • Specification clauses that apply

Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, give us a call on 01277 525 020 or email a schedule or drawings.

Maintenance after handover

After handover, a little attention goes a long way:

  • Avoid scourers and harsh descalers on silicone
  • Don’t leave an open joint at a basin or tray
  • Add sealant joints to planned maintenance checks
  • Mention any site permits or estates rules at quote stage

Each room goes back into use only when the sealant has cured enough. You will be told when showers and basins can be used again and signage stays in place until that time.

Inspectors look at whether kitchen surfaces can be kept clean. Failed sealant around sinks and worktops is easy to put right in good time.
