Expansion joint sealing in Brighton and Hove, done properly
For movement joints in Brighton and Hove, photographs and approximate lengths are the best start. We will come and look where photographs don’t show enough. You can also speak to us on 01277 525 020 or email drawings and photos to talk the joints through. If you’re dealing with sealant peeling off one face of the joint and torn sealant in brick or block movement joints, we can help. For commercial sealant work in Brighton and Hove, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
Joints in town car parks and service yards take tyres, de-icing salt and standing water. Resealing before the edges break up is far less disruptive than repairing them later.
Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Common problems we fix in Brighton and Hove
Sun, rain and frost age external movement joints. UV hardens the surface, and the sealant loses its ability to stretch, so it can’t follow the movement any more.
Site and facilities staff are often the first to spot these:
- Brittle, chalky sealant on external joints
- Joints packed with grit and debris
- Car park joints leaking onto vehicles below
- New sealant over old, now failing
For estates staff at a university like University of Brighton Moulesecoomb Campus, 3.1 miles to the east of Brighton and Hove, building and paving joints are part of the planned maintenance list.
What your quote should include
- Are they CHAS accredited or on Constructionline?
- Whether their applicators hold CSCS cards
- Is the sealant right for the movement and the substrate?
- Whether primer will be used where the manufacturer specifies it

How a job runs
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Town-centre premises in Brighton and Hove may have limited parking, so tell us what’s nearby. Industrial and business units usually have yard or car park space.
- First the joints are inspected, widths measured and the type of failure noted.
- You receive a fixed quote stating the product and the movement it is rated for.
- Where areas have to stay open, we agree a phased sequence before starting.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
- Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.
Getting the site ready
- Let us know about inductions and permits
- Clear stock, furniture or equipment away from the joints
- Send asbestos survey details if the building is pre-2000
Ask for a quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.
Advice
Leave it or put it right?
Sealing over a failed movement joint is a common shortcut. A bead over the old seal can’t bond or flex and soon lets go. We cut out the old seal and prepare the faces every time. Many buildings in towns like Brighton and Hove have been extended or altered, and joints where old meets new tend to fail first. Resealing them early protects the building behind.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

What we can’t put right
Being straight saves everyone time. New sealant won’t cure:
- Concrete or masonry repairs along the arrises
- A joint that has to be widened or re-detailed before it can work
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
If in doubt, ring 01277 525 020 or send photos by email and we will say what we think.

Warehouse floors and decks around Brighton and Hove
With the shore within about 1 mile, Brighton and Hove counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, which is why split joints are worth sealing before the edges deteriorate. At least three named trading, business or retail sites lie within about 3 miles of Brighton and Hove. Their warehouses, yards and car parks are exactly where joints take the most punishment.
If you manage units on an estate such as Portland Road Trading Estate, which lies west of Brighton and Hove, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch. Schools such as West Hove Infant School have movement joints in their walls and floors that are easy to overlook.

How the quote is worked out
Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:
- Phasing around occupants
- Induction, permit and paperwork requirements
- Location, for remote and island sites
- Access and working height
There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.
Sending details for a quote
We can often quote from photographs and a few details. Please tell us:
- When you need the work done
- The product your specification calls for
- A wide shot and a close-up of the area
- Approximate linear metres or a joint schedule
The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or speak to us on 01277 525 020 or email us if you’d rather talk the job through.
Doing it in-house
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Questions we’re asked in Brighton and Hove
Can you take on a job at a hospital such as Nevill Hospital?
Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.
Our building in Brighton and Hove is near the coast: does that change the sealant?
It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.
Will you quote for a small job?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
Do you have public liability insurance?
Yes. We are fully insured, including public liability cover.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, which many sites require.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Can you seal car park deck joints?
Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement with bays phased so the car park keeps operating.
