Expansion joint sealing across Aberdeen: what to expect
Buildings and slabs are never completely still: they expand in the heat, shrink as they dry, and shift under load. Expansion and movement joints are built in so the structure can move without cracking and the seal across each one keeps out water and grit. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors on sites in Aberdeen. We work on blockwork control joints, podiums and floor movement joints and precast concrete panel joints, and what we’re called in for most is previous reseals laid over old sealant and brittle, chalky sealant on external joints.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
- You get a fixed quote with the product and its movement capability stated.
- Old sealant and filler are cut out and the joint faces cleaned back to sound material, flagging any broken edges that need repair before sealing.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
- Finished joints are checked and backed by our 12-month guarantee.

Floors, slabs and movement joints across Aberdeen
Sites across Aberdeen rarely stop for joint work, so we work in phases and hand areas back as they cure.
Across Aberdeen, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days. Parts of Aberdeen lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Aberdeen: Hospitals like Royal Cornhill Hospital (less than half a mile east of Aberdeen) have multi-storey or surface car parks whose joints carry vehicles round the clock. Phasing is what makes joint work possible on busy sites such as Kittybrewster Shopping Centre (0.6 miles north of Aberdeen): one bay, aisle or car park row at a time.
Honest limits
Being straight saves everyone time. Fresh joints won’t solve:
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
- Movement on a scale no sealant is meant to absorb
- Damaged metal nosings or cover plates over a joint
After the work
Problems stay small when the joints are checked regularly. In particular:
- Include every elevation and deck joint in periodic inspections
- Plan racking layouts so feet don’t land on a joint
- Inspect exposed joints once the cold weather has passed
- Brief car park operatives to protect joint lines during winter clearance
Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal, and it’s worth checking joints once the cold weather has passed.
Floor joints with failed fillers break up quickly under wheels. Broken arrises jolt trucks, loads and drivers, and the damage spreads along the joint. Keeping the filler or sealant sound protects the floor.
How the quote is worked out
These are the things that shape the price:
- Which sealant the job calls for
- How much there is to seal
- Site requirements such as inductions and permits
- Whether the work must be split into stages
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
Sending details for a quote
It doesn’t need to be a full survey. These details are enough to start:
- Your programme or deadline
- Anything awkward about access or site hours
- Rough lengths or quantities, or drawings if you have them
- What the building is and how it’s used
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, speak to us on 01277 525 020 or send photos by email.
Surface by surface
Brickwork and blockwork joints
A brick movement joint full of old mortar or debris can’t close. We clear the joint fully before sealing and flag any joint that seems undersized.
Internal floor movement joints
Floor joints include saw-cut joints and construction joints. Trafficked floor joints often get a semi-rigid filler.
Common problems we fix in Aberdeen
Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.
It’s worth sending us details if you spot any of the following:
- Leaks through car park deck joints onto the level below
- Expansion joints split through the centre of the bead
- Spalled or broken joint edges in floors and decks
- Sealant pulling off the joint face
Aberdeen: questions and answers
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
Can you quote from photos?
It depends on the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.
How do we ask for a quote?
You can use the quote form on this site; alternatively, ring 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.
What timescale should we allow for resealing expansion joints?
It normally takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases and phased work can stretch that to suit your site. Cure time before reopening is confirmed on the day.
Can weather delay the job?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Do you have public liability insurance?
Yes. We’re fully insured, including public liability cover.
