Our commercial sealant contractors service in AB10
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and in an occupied building failure usually announces itself as a stained ceiling or an unhappy tenant. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in AB10. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. Most enquiries involve sanitary sealant that has gone black and patchy and weathered facade sealant that no longer flexes, on window and door perimeters, kitchen worktops and splashbacks and external facade joints.
We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What you’ll pay
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Near you in Queen's Cross
Locally, jobs take us to sites close to Rubislaw and Queens Terrace Gardens, North East of Scotland Music School and Library and the streets around them. Nearby too are Gilcomstoun Primary School (0.6 miles north-east), Queen's Cross Church (less than half a mile east), Public House (0.5 miles east) and Albyn School (less than half a mile south-west). The closest station to Queen's Cross is Aberdeen station, roughly 1 mile east of the centre. Other landmarks nearby include Royal Aberdeen Children's Hospital (0.8 miles north-west) and Gordon Highlanders Museum (0.9 miles south-west). For a walk, there’s Rubislaw Quarry and Gallows Hill.
Commercial sealant contractors across AB10: the area picture
From Rosemount, Ferryhill and Queen's Cross outwards, AB10 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. On the coastal side of AB10, sea-facing elevations usually show failed joints first, so they’re worth inspecting more often.
Queen's Cross: If you have premises on more than one site, say at Berryden Retail Park and Kittybrewster Shopping Centre, one contractor and one quote can cover both. For a shop at a centre such as Trinity Centre (1 mile east of Queen's Cross), tidy joints at counters and displays matter as much as the fixtures.
Honest limits
Before quoting, we check that sealant is the right answer. It won’t put right:
- Old mastic that tests positive for asbestos
- Broken glass or blown double-glazed units
- Structural cracks or movement the joints weren’t designed for
After the work
Regular inspection catches problems early. Specifically:
- Add sealant to the planned maintenance inspection list
- Keep washroom and kitchen extraction working
- Look at the sealant around anything that has been moved or replaced
- Log reseals in the O&M or maintenance records
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.
Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.
Work for main contractors and building owners
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
When to bring in a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Surface by surface
Fire-rated seals where specified
Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, and we will tell you if the detail calls for something else.
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price.
Your questions answered
Do you seal on top of existing sealant?
No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Do you work for facilities managers and managing agents?
Yes. You can send details through our quote form.
Is the old sealant taken out first?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts; the faces are then cleaned and prepared.
How do you choose the sealant?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
How is commercial sealant work priced?
Send what you have, even a few photographs and rough lengths. We follow up with questions or a visit where needed, and then a fixed quote for the agreed scope.
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
Can areas stay open during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing for as long as the cure needs.
