Expansion joint sealing around West End: points for this area

West End sits close to the coast, within about 3 miles. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, and edges left open tend to break up faster. Less than 3 miles from West End there are at least three named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

Campuses like Robert Gordon University, 1.2 miles south of West End, mix old and new buildings, with movement joints wherever they meet. Schools such as Albyn School have movement joints in their walls and floors that are easy to overlook.

West End is about 1 mile south-west of Aberdeen, in Aberdeen. West End sits inside our coverage and the rest of Aberdeen, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 40 places in Aberdeen, from busy centres to rural villages.

Postcode districts covered here: AB15, AB10 and AB25 for movement joints. Streets here include Burns Road, Gordon Road and Gordon Lane. Main routes into West End include the A93 and A9119, which helps when planning parking and deliveries for the job. Sites close to West End are covered too, including Rubislaw (1 mile north), Braeside (1 mile south-west), Broomhill (1 mile south-east), Queen's Cross (1 mile north-east) and Craigiebuckler (1 mile west). A short drive away, we cover Dyce (5 miles north-west), Tillydrone (3 miles north), Donside Village (3 miles north), Cove Bay (3 miles south-east), Danestone (3 miles north) and Bucksburn (3 miles north-west).

Local landmarks in West End

Around West End, our work takes us to commercial buildings near Airyhall Primary School, North East of Scotland Music School and Rubislaw and Queens Terrace Gardens and the streets around them. West End’s nearest station is Aberdeen station, roughly 1.6 miles east of the centre. Other landmarks nearby include Pitfoddels Castle (1.4 miles south) and Trinity Centre (1.6 miles north-east). Not far away are Kincorth Hill and Rubislaw Quarry.

How we handle expansion joint sealing in West End

Joints in car park decks and ramps are among the hardest-working in any building. Tyres load the edges, and de-icing salts and water work into any gap; water dripping through to the deck below is often the first sign. A sealant suited to traffic and the expected movement goes in. Most enquiries involve sealant peeling off one face of the joint and new sealant over old, now failing, on blockwork control joints, car park decks and ramps and precast concrete panel joints. Most enquiries from West End start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In Scotland’s cities, buildings from car parks and malls to university and hospital estates rely on movement joints. Failed joints let water in, and repeated frost then works on the edges.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

What sets the cost

These are the things that shape the price:

  • Phasing around occupants
  • Joint width, depth and condition
  • The total length or number of joints
  • Access and working height

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • How the joints are reached, and at what height
  • Whether an asbestos survey exists
  • What the building is and how it’s used
  • Any specification or named product

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

West End: questions and answers

Would you work within a site like Albyn Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Can being near the sea in West End affect the sealant we need?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We check the specified product suits the exposure and pay close attention to preparation.

Is movement joint sealing guaranteed?

The 12-month guarantee applies to the workmanship. If a joint we sealed fails inside the 12 months, let us know.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Can a joint be sealed if the edges are broken?

Spalled edges need repairing before a new seal will last, and we will point out where that’s the case. A bead on a broken edge soon lets go.

From enquiry to sign-off

Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. For premises in West End, tell us about access times, shared entrances and any building rules, so the work can be phased and areas kept in use.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Preparing the site

  • Have the specification and drawings to hand
  • Tell us your opening times and when work is allowed
  • Clear stock, furniture or equipment away from the joints

Quotes

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Advice

Owners, agents and contractors

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Proprietary pre-formed expansion joint systems
  • Changing the joint layout or spacing of a structure
  • Cracking or settlement that calls for an engineer’s assessment

If you’re not sure, just phone 01277 525 020 or send photos by email and we will give you a straight answer.

Joints and surfaces we work on

  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Brickwork movement joints

When to call us in West End

Sun, rain and frost age external movement joints. UV hardens the surface, and the sealant loses its ability to stretch.

What tends to prompt an enquiry:

  • Expansion joints filled with dirt and stones
  • Leaks through car park deck joints onto the level below
  • Weathered movement joint sealant that no longer flexes
  • Arrises breaking up along floor joints

Retail sites such as Garthdee Retail Park (to the south-east of West End) have car park, service yard and shop floor joints under constant traffic.

What your quote should include

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Will RAMS and insurance details be available?
  • Their public liability cover
  • The terms of the workmanship guarantee
