Commercial sealant contractors in AB13: how it works
We’ve applied sealant on commercial sites for over 20 years: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. Most enquiries involve external beads that have gone brittle and cracked and mouldy silicone around WCs, urinals and vanity tops, across floor and threshold joints, external facade joints and kitchen worktops and splashbacks.
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes a few hours for one area, or a planned series of visits across a bigger building, and our waste is bagged and taken away as we go.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.

Shops, offices and hotels in AB13
Shop fits, office refurbishments and hotel refits in towns such as Peterculter and Milltimber all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts.
Milltimber: Offices at parks like Prime Four Business Park (to the north of Milltimber) have receptions, kitchens and glazed partitions where a tidy joint matters. A business with units at Prime Four Business Park and Kingshill Business Park needn’t use two contractors for its sealant.
Aftercare for building managers
A few simple habits keep the new joints working:
- Log reseals in the O&M or maintenance records
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Have extract fans checked so wet areas dry out
- Put external and wet-area joints on a regular inspection round
Later works are the usual way new joints get damaged. Shop refits, new services and replaced fittings often break the seal around them. Where work has disturbed a joint, just call the office on 01277 525 020 or send details through our quote form for a quote.
Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.
Common problems we fix in AB13
External sealant takes a steady beating from the weather. Sunny elevations dry the surface out and exposed ones take driving rain. Once it stiffens, the joint opens up at the next big temperature swing.
Site and facilities staff are often the first to spot these:
- Mouldy silicone around WCs, urinals and vanity tops
- Frame mastic that has hardened and come away from the wall
- Wall and floor joints that have lost their seal
- Weathered facade sealant that no longer flexes
Building owners, agents and FMs in AB13
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price.
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, with phased work so some facilities stay open.
Why deal with it now?
Spot repairs have their place. If the rest of the bead is the same age and product, though, it’s typically close behind, so access and set-up end up being paid for twice. We can price both options so you can decide on the facts.
What your quote should include
- Their public liability cover
- How they’ll work around occupants
- Do they follow the manufacturer’s priming guidance?
- How long is the guarantee, and what does it include?
Your questions answered
Do you work for facilities managers and managing agents?
Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. We can work to your instruction process and site rules.
Is it OK to apply fresh sealant over existing beads?
Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.
How long before the joints can be used?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
What do you need from us to quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
Do you check for asbestos before removing sealant?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators.
