Construction mastic for commercial buildings in Ascot
Getting a subcontractor through site induction should be simple. We are a Constructionline member and CHAS accredited, and every applicator holds a CSCS card. RAMS, an insurance certificate and CSCS details can be confirmed with the quote if you tell us what you need. Most enquiries involve internal caulk splitting as the building dries out and sealant knocked or painted over by other trades, across sanitary and kitchen joints, cladding and panel joints and internal decorators’ caulk. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Ascot, that means joint design, primers and backing rod as standard.
Conversions of older rural buildings near smaller places such as Ascot bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.
Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Construction mastic around Ascot: how the place shapes the job
A 2-mile radius around Ascot takes in a number of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. At about 25 miles from central London, Ascot is within reach of the capital. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and each scheme needs its mastic sealed to programme.
Recladding or extending a unit at a site like Ascot Business Park (0.5 miles south-west of Ascot) brings panel joints and frame perimeters into the programme. For a contractor at a hotel such as Highclere Hotel, which lies south-east of Ascot, the mastic often has to be finished before a reopening date. When a school such as South Ascot Village Primary School is extended or refurbished, the mastic package is often squeezed into the holidays.
Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. We send applicators to Ascot for mastic packages, handled exactly as we handle every other area. Across Windsor and Maidenhead, 60 places are covered, including Ascot. Our Reading page has more on work in that area (14 miles or so).
Business premises anywhere in SL5 are within our area. Buildings on London Road, High Street and St George's Lane are within our area. We also cover Sunninghill (1 mile south-east), Cheapside (1 mile north-east), North Ascot (1 mile north-west), Brookside (1 mile north-west) and Beggar's Bush (1 mile east) for mastic packages. Further afield, our area takes in Maidenhead (8 miles north), Windsor (5 miles north), Boyn Hill (8 miles north-west), Cookham (11 miles north), Furze Platt (9 miles north) and Dedworth (5 miles north).
Around Ascot
Around Ascot, our work takes us to commercial buildings near Papplewick School, Silwood Park and Charters School. There’s a railway station in Ascot itself: Ascot station. Well-known places in the area include The Lexicon (3.6 miles west) and Heatherwood Hospital (0.8 miles west). Open spaces near Ascot include Virginia Water Lake and Gracious Pond.
When something else is needed
Honesty saves time and money. Fresh joints won’t solve:
- Frames fitted out of tolerance
- Joint design decisions that belong to the architect or engineer
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
If in doubt, ring 01277 525 020 or email drawings and photos and we will say what we think before you book.

For managing agents and facilities managers
CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work typically takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. Rural sites near Ascot may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.
- Drawings, the sealant specification and your programme come to us for pricing.
- We return a fixed quote that ties the mastic package to your programme.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Each joint is prepared, backed to depth and sealed in the product the specification names.
- We close out snagging and hand over with a 12-month guarantee.

Advice
After the work
Once the work is signed off, a little attention goes a long way:
- Ask for joint and product checks before the package is urgent
- Use the product the specification names
- Record the products used in the O&M file
- Keep finished joints away from paint, plaster and scrapers
If a joint is damaged after sealing, flag it early. Snags can be picked up in a planned close-out visit, priced as part of the package or separately.
Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure. We raise them during our first walk of the area.

What sets the cost
The price varies from site to site. It mainly depends on:
- How accessible the joints are
- Location, for remote and island sites
- Specialist products, such as fire-rated or hygienic sealants
- Whether the work must be split into stages
The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What to include in your enquiry
We can often quote from photographs and a few details. It helps to include:
- Any specification or named product
- Any dates the work must fit around
- Clear photos of the problem areas
- The postcode of the building

Why it’s worth doing now in Ascot
On a refurbishment, there’s a choice between resealing existing frames and replacing them. Sound frames often need only a new perimeter seal. If the frame is life-expired, we’ll tell you. Older rural buildings around Ascot move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.
We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we’ll price your job on its own details.

Your questions answered
Is Ascot off your patch?
No. Places such as Ascot are covered as much as the big towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.
Can you work around term dates at a campus such as Imperial College Silwood Park Campus?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
Can you fit around our working hours?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
How long before the joints can be used?
We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.
Can you seal external joints in wet or cold weather?
External mastic depends on conditions: each sealant has a temperature range, and the joint must be dry. We plan external elevations with that in mind.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
