Expansion joint sealing in Ascot

A movement joint only works while its seal does. When the sealant splits or lets go, the gap fills with dirt and water. Resealing at the first signs of failure is far cheaper than repairing the material either side. We work on cladding panel joints, precast concrete panel joints and blockwork control joints, and what we’re called in for most is arrises breaking up along floor joints and leaks through car park deck joints onto the level below. A specialist sealant contractor works differently from a general builder: in Ascot, that means joint design, primers and backing rod as standard.

Around smaller places such as Ascot, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or email drawings and photos and we’ll come back to it.

Floors, slabs and movement joints in Ascot

Ascot is about 25 miles from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. The South East is one of the drier parts of the UK. External joints still wait for dry conditions, while winter salting gets into any joint left open.

A campus such as Imperial College Silwood Park Campus (0.9 miles east of Ascot) has long runs of movement joint in its buildings, decks and paving. In a school such as South Ascot Village Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Business parks such as Ascot Business Park, 0.5 miles south-west of Ascot, have car parks, paved areas and long brick and panel elevations, all with movement joints.

Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. Our applicators travel to Ascot for work on movement joints, handled exactly as we handle every other area. We work across 60 places in Windsor and Maidenhead, large and small. We also cover Reading, some 14 miles away.

We take on movement joints across the SL5 postcode area. Among the streets we cover are London Road, High Street and St George's Lane, and sites on any of them can send details for a fixed quote. Just outside Ascot, we also work in Sunninghill (1 mile south-east), Cheapside (1 mile north-east), North Ascot (1 mile north-west), Brookside (1 mile north-west) and Beggar's Bush (1 mile east). Further afield, our area takes in Maidenhead (8 miles north), Windsor (5 miles north), Boyn Hill (8 miles north-west), Cookham (11 miles north), Furze Platt (9 miles north) and Dedworth (5 miles north).

Honest limits

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Movement on a scale no sealant is meant to absorb

If you’re not sure, just call the office on 01277 525 020 or email us and we’ll give you a straight answer before you book.

Questions about Ascot

Is hospital work, at somewhere like Heatherwood Hospital, something you do?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

Is Ascot Business Park, near Ascot, within your area?

Yes, sites like Ascot Business Park are within our area, along with the rest of Ascot. Send details of the unit and the work through our quote form for a quick quote.

What exactly is a movement joint?

Put simply, it’s a planned break in a wall, slab or deck so the materials can move. Many people call it an expansion joint and both need a flexible seal.

Is movement joint sealing guaranteed?

A 12-month guarantee covers our workmanship, and we’re fully insured for public liability. Regular sweeping and inspection help the joints last.

What happens if it rains on the day?

Outside work depends on conditions: rain, frost and condensation all stop sealant bonding. Internal floor joints are far less affected.

Can you quote from photos?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

After the work

A few simple habits keep the new joints working:

  • Avoid parking heavy plant or pallets on joint lines
  • Inspect movement joints alongside other routine building checks
  • Keep stones and debris out of open joint lines
  • Note which joints were done, when, and with what

On car parks, winter clearance can damage deck joint sealant. Lifting the blade at each joint avoids tearing the bead, and it’s worth checking joints once the cold weather has passed.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Broken arrises jolt trucks, loads and drivers. Sealing early protects the edges.

What happens if it’s left?

Leaving a failed movement joint rarely stays a small problem. Grit and water fill the gap and the material either side breaks up, so a reseal turns into an edge repair as well. Resealing early keeps the work to sealant. One visit to deal with every failing joint makes more sense than several trips to a place like Ascot, rather than one at a time. Photos of every joint help us quote for the whole job.

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Cost factors for movement joints

The price varies from site to site. Expect it to depend on:

  • How much existing material needs removing
  • Joint width, depth and condition
  • Induction, permit and paperwork requirements
  • Travel to remote or island sites

A quote for movement joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Sending details for a quote

Whether it’s one area or a whole building, these details speed things up:

  • The postcode of the building
  • Access details, including height
  • Asbestos survey details if the building is older
  • What the building is and how it’s used

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings that you can work with. If you have questions first, call the office on 01277 525 020 or email a schedule or drawings.

Our process

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. If others near Ascot need work, visits can be combined. You will have a fixed quote before work starts.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. You get a fixed quote with the product and its movement capability stated.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Preparing the site

  • Warn occupants and staff about the work

Different surfaces, different methods

Car park decks and ramps

Failed deck joints often show as leaks on the level below. The old seal comes out, the edges are prepared and the joint resealed, and we’ll tell you if any edges need repairing first.

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. Trafficked floor joints often get a semi-rigid filler, with a flexible sealant where movement is larger.
