Construction mastic in Windsor

Mastic Doctor has been a subcontractor on construction projects for over 20 years. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. To price a package in Windsor, send drawings and the specification through our quote form. Site teams most often ask us about frame perimeters left unsealed or poorly sealed and sanitary sealant damaged by following trades, on cladding and panel joints, sanitary and kitchen joints and floor and skirting junctions. Looking for mastic applicators who cover Windsor? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Developers and contractors working in Windsor want mastic that keeps pace with the build: sealing as scaffold comes down or as each floor is decorated, and snagging before handover. Send drawings and the programme and we will price to suit.

A 12-month guarantee applies to all our work. If an installation problem shows up, call the office on 01277 525 020 or email a schedule or drawings and we’ll arrange a return visit.

Looking after the joints

A few simple habits keep the new joints working:

  • Ask for joint and product checks before the package is urgent
  • Bring the mastic contractor in after the last trades are through
  • Allow flexibility for external sealing in damp or cold weather
  • Keep product details for future maintenance

Once an area is sealed, protect it from following trades. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.

Sealing outside when the joint is damp or too cold leads to poor adhesion. Waiting for a dry joint and the right temperature is better than redoing work so external sequencing builds in some flexibility.

Site staff or a sealant specialist?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Our process

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Most work in Windsor is one building at a time: a school, a unit, an office or a block. We start with your photographs, drawings or a site visit, then send a fixed quote.

  1. We price from the drawings, specification and programme you send.
  2. You receive a fixed quote listing scope, products and phasing.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. We seal each plot or floor as it’s released to us.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Before we start on site

What we can’t put right

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Frames fitted out of tolerance
  • Joint design decisions that belong to the architect or engineer
  • Rework caused by others damaging completed areas

If in doubt, call 01277 525 020 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Window and door perimeters
  • Floor and skirting junctions
  • Brick and block movement joints
  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Cladding and panel joints

Facades, frames and programmes in Windsor

Windsor lies roughly 23 miles out from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and each scheme needs its mastic sealed to programme. The area within 2 miles of Windsor holds a good number of hotels. When hotels extend or refit, the work is usually squeezed between peak periods, mastic included.

For contractors at a college like Windsor College, which lies east of Windsor, perimeters and internal sealant are timed for the holidays. On a healthcare site such as King Edward VII Hospital, 0.8 miles east of Windsor, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Signs you need construction mastic in Windsor

Three-sided adhesion is a frequent fault on new work. Fixed to three faces, the sealant rips the first time the joint opens, so depth is controlled with backing rod or bond-breaker tape.

Common reasons buildings call us in:

  • New external sealant already peeling away
  • Old sealant on a refurbishment that needs stripping before new work
  • A mastic package split between trades with no clear owner
  • A long mastic snag list close to completion

Hotels like Clarence Hotel, 0.5 miles to the north-east of Windsor, rarely close for long, so refurbishment mastic is phased floor by floor.

What your quote should include

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How the existing material will be dealt with
  • Their pre-qualification and accreditations
  • Who will actually carry out the work

Our contractor checklist

Work for main contractors and building owners

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

Your questions answered

Can you work around term dates at a campus such as Royal Holloway University?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Portland Business Park, near Windsor, within your area?

Yes. Estates, retail parks and business parks around Windsor, Portland Business Park among them, are all within reach. A few photos and the unit address let us price the work.

Do you work in Windsor?

Yes. Windsor is in our area. For a quote, speak to us on 01277 525 020 or email the details over.

Do you do internal caulk as well as external mastic?

Window and door perimeters, internal decorators’ caulk where specified, sanitary joints, kitchens, movement joints and snagging. We price to the specification and drawings.

What will the job cost?

We don’t publish prices, as every site differs. Send photographs or drawings and we will price it at a fixed figure.

When is resealing likely to be due?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

How do I request a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.
